Approximately 50% travel throughout Ohio with occasional travel to the Chicago corporate office. Location Requirement This position must be based in the Columbus metropolitan area. Columbus serves as the operational hub for our Ohio portfolio, with existing communities in Columbus and planned acquisitions throughout Central and Northern Ohio, including Cincinnati and Cleveland. Compensation And Benefits Base Salary: $140,000–$160,000 commensurate with experience Eligible for annual performance bonuses tied to portfolio performance, occupancy, NOI, and operational objectives Access to 401(k) Health and dental insurance PTO and Holidays Overview We are seeking an experienced Sr. Regional Property Manager to lead our growing Ohio portfolio. Based in Columbus, this individual will oversee existing multifamily communities while partnering with executive leadership as we continue expanding throughout Ohio. The portfolio currently includes communities in Columbus, with anticipated acquisitions in Cincinnati and Cleveland, making Columbus the ideal centralized location for regional oversight. About You 8+ years of multifamily property management experience, including at least 3–5 years overseeing multiple communities as a regional manager or equivalent leadership role Experience stabilizing distressed (Class C), workforce housing, or value‑add multifamily assets is strongly preferred Significant leadership and management experience (5+ years) with a proven ability to recruit, train, and supervise property teams Proven ability to read and analyze property‑level financial statements, including P&L statements and budget variances; ability to implement initiatives that improve property NOI Strong operational mindset: ability to create, implement, and maintain processes for all facets of property management (collections, leasing, maintenance, budgeting, and reporting) Excellent communication skills; able to work professionally and compassionately with colleagues, direct reports, vendors, and residents Proficient in Microsoft Office products, including Excel, Word, and Outlook Familiarity with Yardi Voyager and RentCafe is a major plus Ability to lift 50+ lbs and walk up multiple flights of stairs Core Responsibilities Oversee the daily operations for a handful of multifamily portfolios, 300–1200 units each Monitor property performance and implement strategies to maximize occupancy and revenue Develop, implement, and maintain processes for all facets of portfolio management (collections, leasing, maintenance, budgeting, and property reporting) Coordinate with rental assistance programs (Section 8 and other state‑funded programs) Oversee capital improvement projects, including bidding, coordination with on‑site staff and residents, timeline and project management, and reporting to leadership Lead the quoting and binding process for property‑level insurance coverage Conduct thorough assessments of distressed properties to identify issues and necessary repairs Develop strategies for property improvement and stabilization Hire, train, and manage all on‑site property staff (property managers, leasing agents, maintenance crew) Conduct performance evaluations and provide ongoing feedback Foster a positive and productive work environment Coordinate maintenance and repair activities to meet quality standards Supervise contractors and maintenance staff to complete necessary tasks Implement preventive maintenance programs to reduce future issues Maintain effective communication with property owners, stakeholders, and relevant parties Serve as liaison between property management and other departments #J-18808-Ljbffr
