Construction Superintendent

Job Title: Superintendent Job Description We are seeking a dedicated Superintendent to oversee large podium multi-family construction projects, ranging from 13 to 33-story high-rise apartments. This role involves the independent monitoring of on-site safety, coordination of site construction activities, and supervision of field personnel to ensure the project is completed safely, on schedule, within budget, and with the highest quality. Responsibilities + Execute and enforce safety standards, processes, and procedures to ensure the project site is kept clean and organized. + Conduct weekly safety inspections and monthly safety audits. + Enforce quality standards, processes, and procedures; conduct quality control audits. + Determine, follow, and promote construction requirements and procedures, identifying opportunities for improvement. + Assist in managing contractual requirements and identify opportunities for improvement. + Maintain construction documents, review, and coordinate shop drawings and submittals. + Direct, coordinate, and monitor activities of the construction site to ensure specifications are met. + Oversee mitigation of issues and recovery of the critical path. + Conduct project preconstruction, strategy, and premortem meetings. + Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budget requirements. + Anticipate and identify project issues and risks, proactively communicate identified project issues and risks, present solutions, and confer with the project team for resolution. + Manage and plan all construction operations and schedules to ensure deadlines are met; identify compression opportunities. + Maintain complete and thorough daily logs that include production and detailed areas of work. + Maintain and control project scope and budget by communicating with proper POs/SWDs. + Identify new construction products and practices, recommending methods, materials, and layouts to reduce construction costs based on design needs and capabilities. + Ensure proper documentation and communication of project status. + Create and modify project schedules to reflect approved scope changes and ensure adherence to key dates; create CPM schedules. + Direct and monitor compliance with all codes and regulations. + Prepare and execute the project closeout process, demobilizing all resources, and successfully transitioning the project to the client. + Maintain positive client relationships to leverage future repeat business. Essential Skills + 7-10+ years' experience as a lead superintendent running ground-up projects ranging from $80M+ in all commercial market sectors. + In-depth construction knowledge and experience in the construction industry. + Proven experience implementing safety protocols with a track record of successfully enforcing safety procedures on construction sites. + Ability to understand and solve complex challenges to present alternative solutions. + Demonstrated leadership and interpersonal skills. + Excellent communication skills, both written and verbal. + Proficiency with computer applications including ProCore, P6, and Microsoft Office. Additional Skills & Qualifications + Must have been a lead superintendent on 2 podium apartment construction projects. Work Environment The work environment involves on-site management of large-scale high-rise apartment construction projects. The use of technologies such as ProCore, P6, and Microsoft Office is essential. The role requires a proactive approach to communication and problem-solving to maintain a safe and efficient construction site. Job Type & Location This is a Permanent position based out of Overland Park, KS. Pay and Benefits The pay range for this position is $125000.00 - $155000.00/yr.
