Maintenance Technician

Location: Chatsworth, CA (Assignments throughout the San Fernando Valley and surrounding Los Angeles County communities)

Schedule: Full-Time, 40 hours per week

Position Summary

The Maintenance Technician performs residential property maintenance, repairs, renovations, and unit turn services across a portfolio of managed properties. This role is responsible for diagnosing maintenance issues, completing repairs, ensuring quality workmanship, and maintaining safe and efficient operations.

The ideal candidate will have hands-on experience across multiple construction and maintenance trades, strong problem-solving skills, and the ability to independently manage projects from start to finish.

This position begins and ends each day at the office. Travel throughout the San Fernando Valley and surrounding Los Angeles County communities is required. A company vehicle, tools, technology (iPad, phone, laptop), and equipment are provided.

Essential Duties and Responsibilities

Other duties may be assigned.

• Preventative maintenance program and property inspections.
• Perform maintenance repairs and renovation projects as assigned by property management.
• Complete residential unit turns efficiently and according to established timelines.
• Perform painting, drywall repair and installation, texturing, patching, and finishing work.
• Install, repair, and maintain flooring, doors, door hardware, fences, decks, millwork, and trim.
• Diagnose maintenance issues and determine appropriate repair solutions.
• Document work performed, materials used, and project status through company maintenance systems, including AppFolio.
• Communicate project progress, maintenance concerns, and recommended repairs to management.
• Utilize proper safety procedures, lifting techniques, and equipment operation standards.
• Maintain company tools, equipment, and vehicles in good working condition.
• Conduct all work in compliance with OSHA standards and company safety policies.
• Maintain clean and organized job sites and work areas.
• Meet company standards for quality, productivity, and customer service.

Qualifications

Education and Experience

High School Diploma, GED equivalent, or related trade experience preferred.

Minimum five (5) years of hands-on experience in residential maintenance, construction, or property renovation, including experience in several of the following areas:

• Painting
• Drywall installation and repair
• Flooring installation and repairs
• Fence and deck repairs
• Millwork and finish carpentry
• Door installation and repairs
• Residential unit turns called make-ready repairs

Equivalent combinations of education, training, certifications, and experience may be considered.

Knowledge, Skills, and Abilities

• Strong working knowledge of residential maintenance and construction practices.
• Ability to diagnose repair needs and complete repairs independently.
• Ability to read work orders, take measurements, and interpret project scopes.
• Skilled in the use of hand tools, power tools, and maintenance equipment.
• Strong troubleshooting and problem-solving skills.
• Effective communication and organizational skills with team, owners, and other vendors
• Ability to manage multiple projects and priorities.
• Ability to work independently with minimal supervision.
• Ability to frequently lift, carry, push, and pull 50(lbs.) pounds or more.

Certificates and Licenses

• Valid California Driver License with an acceptable driving record required.
• OSHA certification preferred but not required.
• EPA Section 608 certification preferred but not required.
• Specialty trade licenses in HVAC, Plumbing, Electrical, Carpentry, or related fields are preferred but not required.

Supervisory Responsibilities

This position does not have direct supervisory responsibilities.

Licensing and Scope of Work

• All work is performed under the company's General Building Contractor license. An individual contractor license is not required.
• The technician will perform only work that falls within the scope of the company's licensure and assigned responsibilities.
• Work requiring specialty contractors, permitting, or services outside the company's scope must be escalated to management for vendor assignment.
• The technician will not independently contract work, bid projects, or pull permits in their own name.

Work Environment

• Indoor and outdoor work environments.
• Frequent standing, walking, climbing, bending, kneeling, lifting, and carrying.
• Exposure to varying weather conditions, construction materials, and active job sites.
• Regular travel between assigned properties throughout the service area.

Compensation and Benefits

The hiring pay range provides a good-faith estimate of the hourly rate the company expects to pay upon hire. Compensation is determined based on factors including relevant experience, skills, certifications, market conditions, and internal equity.
