Job Summary Macdonald & Company is exclusively retained by a leading affordable housing owner, developer, and investment platform to identify a Senior Associate, Transactions to be based out of their New York Office. This is an opportunity to join a highly active and growing affordable housing organization focused on the acquisition, preservation, rehabilitation, and long-term stewardship of multifamily housing assets throughout New York. The firm has established a strong track record of executing complex affordable housing transactions involving LIHTC equity, tax-exempt bond financing, public subsidies, and agency partnerships. Reporting to the Director of Acquisition, the Senior Associate will play a critical role in advancing transactions from underwriting through closing, coordinating diligence efforts, supporting financing and capital structuring activities, and helping execute a growing pipeline of affordable housing investments.Position Overview The Senior Associate will support the acquisitions and transactions team in the execution of affordable housing acquisition and preservation initiatives. This individual will help drive transactions forward by managing diligence processes, refining financial analyses, coordinating with internal and external stakeholders, and ensuring critical milestones are achieved throughout the transaction lifecycle. The ideal candidate will bring direct affordable housing experience in New York, including familiarity with LIHTC transactions, agency financing programs, and preservation-oriented investments.Key ResponsibilitiesTransaction Execution & Due DiligenceSupport senior acquisition leadership in managing transactions from advanced underwriting through closing.Coordinate and track diligence activities across multiple active transactions.Review and analyze diligence materials including financial statements, lease files, title and survey reports, environmental assessments, capital needs assessments, appraisals, and market studies.Identify transaction risks, monitor outstanding items, and assist in driving resolution of critical issues.Underwriting & Financial AnalysisBuild, maintain, and refine acquisition and preservation underwriting models.Evaluate transaction assumptions and ensure analyses align with investment objectives.Incorporate diligence findings, financing updates, and operational assumptions into business plans and projections.Conduct sensitivity analyses and evaluate key investment risks.Transaction Structuring & Financing SupportAssist with acquisition and preservation transaction structuring involving LIHTC equity, tax-exempt bonds, agency financing, and layered subsidy programs.Support debt and equity financing processes, including lender and investor coordination.Participate in financing applications, closing preparation, and transaction execution activities.Work closely with internal teams and external partners to advance capital strategies.New York Affordable Housing ExecutionSupport transactions involving New York affordable housing agencies and regulatory programs.Assist in navigating regulatory agreements, affordability requirements, preservation strategies, and rehabilitation planning.Coordinate execution efforts across agency, financing, and legal stakeholders.Process Management & CoordinationMaintain transaction timelines, diligence trackers, and milestone schedules.Coordinate with development, asset management, legal, finance, and capital markets teams to ensure alignment across workstreams.Serve as a point of contact for consultants, lenders, investors, public agencies, and other transaction participants.Provide regular updates regarding transaction status, risks, and upcoming milestones.Investment Materials & ReportingAssist in preparing investment memoranda, approval materials, and presentation packages.Maintain organized transaction records and diligence documentation.Support portfolio pipeline tracking and internal reporting efforts.Qualifications Required4+ years of experience in affordable housing acquisitions, development, transactions, or related real estate investment roles.Direct experience within New York affordable housing programs and regulatory environments.Experience supporting transactions from origination through closing.Strong understanding of affordable housing finance, including LIHTC structures and preservation transactions.Knowledge of Section 8 rental assistance programs and related affordability frameworks.Advanced Excel and financial modeling capabilities, including DCF, IRR, NPV, and real estate valuation methodologies.Strong project management and organizational skills with the ability to manage multiple transactions simultaneously.Excellent communication and stakeholder management abilities.PreferredExperience with affordable housing preservation and rehabilitation transactions.Real estate valuation experience.Exposure to construction administration or redevelopment projects.Familiarity with supportive housing programs and service-provider partnerships.Experience with tax-exempt bond financing and mixed-finance structures.Prior experience mentoring junior professionals or coordinating cross-functional teams.
