Job Summary This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Responsibilities Complete assigned work orders generated from resident requests for service and perform preventative maintenance by diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Perform the “make-ready” process to prepare vacant apartment homes for leasing and new move‑ins: inspect pre‑move‑out, create a punch list of required maintenance, schedule vendors and contractors, obtain supplies, complete maintenance tasks, and inspect finished work. Follow procedures for accessing and obtaining materials, supplies, equipment, tools and other items from the property’s maintenance department, tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re‑ordering needs. Complete documentation and other paperwork accurately and timely so that service requests can be appropriately tracked. Assist in maintaining the grounds, common areas, and amenities by collecting trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and practicing correct use of tools and equipment. Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA training, and reporting accidents and incidents promptly and accurately. Periodically inspect work performed by contractors, vendors and other service providers to verify that the work, materials and services meet quality standards, scope and specifications. Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, maintain the property in good repair, and communicate concerns about the physical needs of the property to management. Physical Demands Incumbents must be able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas; work indoors and outdoors in all weather conditions; push, pull, lift, and maneuver weights of up to 25 pounds independently and 50 pounds with assistance; may travel as required; and must be willing to work a flexible schedule, including evenings, weekends, and holidays. Required Licenses or Certifications EPA certifications Type 1 and II or Universal for refrigerant recycling (required for Certified Service Technicians). All certifications required by state and local jurisdictions (applies to all Service Technicians). Valid driver’s license to operate a golf cart on property, where applicable. Additional Compensation Pay is determined by business requirements, prior experience, current skills, and geographic location. Eligible for bonus programs: corporate positions may participate in quarterly or annual bonus based on individual and company performance; onsite property positions may participate in weekly, monthly, and/or quarterly bonus programs.
