Position Title: Auxiliary Manager of Landscaping & Pest Control                                 Dept./Division: Property Management – Auxiliary Services

Reports To: Auxiliary Servicers Manager                                                                      Employment Status: Full-time

FLSA Status: Exempt                                                                                                    Regular Work Hours: 8 hours (M – F)

Probationary Period: 120 Days                                                                                     Pay: Commensurate with Experience

Position Summary

The Auxiliary Managers of Landscaping and Pest Control serve as the working field leader for the Auxiliary Services Division and assist the Auxiliary Services Manager in coordinating the daily operations of the division. This position provides leadership, guidance, training, and quality assurance for Auxiliary Services Specialists while actively performing field duties.

The Managers are responsible for coordinating integrated pest management, landscaping, grounds maintenance, seasonal services, property beautification, exterior inspections, and emergency response activities. This position ensures services are delivered safely, efficiently, and in compliance with all federal, state, local, and agency regulations while maintaining OneCanopi's commitment to providing safe, healthy, and attractive communities.

The Managers are expected to model professionalism, customer service, teamwork, and accountability while fostering a culture of safety, continuous improvement, and operational excellence.

Essential Duties and Responsibilities

Operational Leadership

• Assist the Auxiliary Services Manager in coordinating the daily operations of the Auxiliary Services Division. 
• Assign and prioritize daily work orders and service requests. 
• Conduct daily crew meetings to communicate assignments, safety expectations, and operational priorities. 
• Monitor workflow to ensure timely completion of assigned tasks. 
• Coordinate staff assignments based on workload, seasonal demands, emergencies, and agency priorities. 
• Assist in developing work schedules and route assignments. 
• Monitor employee productivity and work quality. 
• Recommend process improvements that increase operational efficiency. 

Integrated Pest Management (MPC)

• Perform and oversee pest inspections in residential units, common areas, and exterior spaces. 
• Identify pest infestations and determine appropriate treatment methods using Integrated Pest Management (IPM) principles. 
• Apply pesticides and other approved treatment methods in accordance with EPA regulations, Ohio pesticide laws, manufacturer specifications, and agency policies. 
• Ensure proper documentation of all pesticide applications and treatment activities. 
• Monitor bait stations, traps, and treatment devices. 
• Educate residents on pest prevention practices. 
• Ensure proper storage, handling, transportation, and disposal of pesticides and hazardous materials. 

Grounds Maintenance & Property Appearance (MLS)

• Perform and coordinate mowing, trimming, edging, pruning, landscaping, and weed control. 
• Monitor the appearance of agency properties to ensure compliance with One Canopi's property standards. 
• Coordinate seasonal landscaping activities. 
• Oversee litter removal and exterior property cleanup. 
• Assist with irrigation, mulching, planting, and beautification projects. 
• Coordinate snow removal and ice control activities during winter operations. (MLS)
• Assist with storm cleanup and emergency property restoration. 

Property Support Services

• Conduct exterior property inspections. 
• Identify safety hazards and maintenance concerns. 
• Assist with vacant unit preparation activities. 
• Coordinate pressure washing, graffiti removal, and exterior cleaning projects. 
• Assist Maintenance staff during large-scale property improvement initiatives when assigned by Auxiliary Services Manager.
• Support agency-sponsored community events requiring division resources. 

Quality Assurance

• Inspect completed work to ensure compliance with agency quality standards. 
• Verify that work orders are completed accurately and timely. 
• Conduct follow-up inspections of pest treatments and grounds maintenance activities. 
• Identify deficiencies and provide coaching to staff. 
• Recommend corrective actions when quality standards are not achieved. 

Leadership & Employee Development

• Provide day-to-day leadership and guidance to Auxiliary Services Specialists. 
• Train new employees in equipment operation, safety procedures, and agency standards. 
• Coach employees with proper work methods and customer service expectations. 
• Monitor employee compliance with safety procedures. 
• Assist with onboarding and cross-training initiatives. 
• Provide performance feedback to the Auxiliary Services Manager. 

Safety & Regulatory Compliance

• Promote a culture of workplace safety. 
• Ensure compliance with OSHA regulations. 
• Ensure compliance with EPA pesticide regulations. 
• Monitor the use of Personal Protective Equipment (PPE). 
• Conduct routine equipment safety inspections. 
• Report workplace accidents and unsafe conditions immediately. 
• Maintain Safety Data Sheets (SDS) accessibility. 
• Ensure vehicles and equipment are operated safely. 

Administrative Responsibilities

• Complete daily work activity reports. 
• Review work order completion documentation. 
• Assist with inventory management. 
• Monitor equipment maintenance schedules. 
• Assist with ordering supplies and materials. 
• Track pesticide inventory and application records. 
• Assist with annual budget planning by identifying operational needs. 
• Maintain accurate records in agency software systems. 

Customer Service

• Interact professionally with residents, vendors, contractors, and staff. 
• Respond to residents’ concerns regarding pest control and ground maintenance. 
• Explain treatment procedures and property maintenance schedules. 
• Promote positive resident relationships through responsive service. 

Always Represent One Canopi in a professional manner. 

Qualifications

• High school diploma or GED required.
• Minimum of three (3) years of experience in pest control, grounds maintenance, property maintenance, landscaping, or a related field. 
• Minimum of one (1) year of experience providing work direction or team leadership. 
• Valid State of Ohio driver's license with an acceptable driving record and proof of personal automobile insurance. 
• Ability to obtain and maintain an Ohio Registered Pesticide Technician License within 1st week of hire date of employment. (MPC)
• Ability to obtain and maintain an Ohio Commercial Pesticide Applicator License within six (6) months of employment. (MPC)

Preferred Qualifications

• Associate degree in horticulture, environmental sciences, facilities management, or a related field. 
• Supervisory experience in public housing, property management, or municipal operations. 
• Experience using computerized work order management systems. 
• OSHA 10 or OSHA 30 certification. 
• Experience with Integrated Pest Management (IPM) programs. 

• Experience managing landscaping and seasonal operations.

Supervisory Duties

Provides day-to-day work direction and operational leadership to Auxiliary Services Specialists. These positions do not independently hire, terminate, or discipline employees but provides input into performance evaluations and operational recommendations. May deliver or be involved in discipline. May address employee grievances in conjunction with the Auxiliary Services Manager. May conduct performance evaluations of employees in conjunction with the Auxiliary Services Manager.

Working Conditions

• Work is performed at the central office and various OneCanopi properties.
• The position may be exposed to inclement weather and conditions at other property sites.
• Physical demands include frequently standing, walking, bending, stooping, reaching, pushing, pulling, climbing stairs, and performing repetitive motions.
• Must be able to lift, carry, and move materials or equipment weighing up to 75 pounds, with or without reasonable accommodation.

• Operate power equipment and hand tools. 
• Work in confined spaces and occupied residential units. 
• Work outdoors in varying weather conditions. 
• Safely operate agency vehicles. 

Work Environment

Work is performed in residential communities, administrative offices, mechanical areas, and outdoor environments. The employee is routinely exposed to weather extremes, pesticides, landscaping equipment, noise, dust, insects, allergens, and other environmental conditions associated with field operations.

Licenses and Certifications

• Ohio Commercial Pesticide Applicator License (within 6 months) (MPC)

• Bloodborne Pathogen Awareness (if required) 
• First Aid/CPR (preferred) 
• Ohio Registered Pesticide Technician License 1st week of hire date. (MPC)
