Van Metre has a Property Manager position available to work on-site at our residential property. As Property Manager, you will work in Burlington or Greensboro, NC.The Property Manager must be a detailed oriented self-starter possessing strong operations, customer service, and sales skills. Under the direction of the Regional Manager, the ideal candidate is responsible for maximizing property occupancy by managing the maintenance and care of the physical asset. In addition, the candidate must understand and complete the budget process, control expenses, and generate revenue.Responsibilities:Manage service and leasing teamSupervise the team to ensure that Van Metre standards and market ready inspections are completed effectivelyTrain, coach, and mentor team membersEnsure a high standard of customer service to current residents and prospectsPrepare annual budgets and quarterly forecastAssist in developing pricing/concessions for the current marketMonitor sales activity and marketingAssist with the monitoring of property income and budgetsHold daily/weekly meetings with leasing and maintenance team membersPrepare maintenance bids and contract negotiationCompile information for financial reportsMonitor property income/expensesStay up-to-date on local and federal fair housing and Landlord Tenant LawsMonitor account receivables for current and prior residentsFollow through on eviction process when necessaryOversee completion of all necessary paperwork and reportsPerform deposit accounting for move-outsRegular follow up and assistance on leadsPrepare sales administrative reports (i.e. Monday report)Monitor lease renewalsOther tasks assigned by the Regional ManagerRequirements:2+ years' prior experience in property management required; preferably at an Assistant Property Manager or Property Manager levelStrong operational leadership requiredYardi software and Microsoft Office Suite experience is preferredPrior experience with financial competencies and budgetingIndividual must have a goal-oriented mindset, possess excellent customer service, organization, and communication skillsExcellent written and verbal communication skillsAbility to interact with residents and customers in a professional manner is a necessitySchedule is Monday-Friday 9am-6pm. However, weekend work may be required when necessary.Compensation and Benefits information: Van Metre offers excellent benefits, and a work environment that fosters and rewards excellence.
