Job Description

The Director of Asset Management is responsible for leading the oversight, performance, and strategic

execution of a real estate portfolio managed by third-party property management companies. This role

establishes expectations, reviews financial and operational results, drives accountability, and provides

leadership with clear recommendations to protect and enhance asset value. The Director of Asset

Management also oversees internal asset support staff and ensures information flows accurately between

third-party operators, ownership, and executive leadership.

Key Responsibilities

• Lead oversight of an assigned portfolio of assets, including operational performance, financial results,

leasing trends, collections, and property-level risks.

• Serve as the primary leadership contact for third-party property management companies and establish clear

expectations for reporting, responsiveness, performance and contract compliance.

• Review monthly financial statements, operating reports, rent rolls, delinquency, occupancy, renewals,

concessions, and variance explanations.

• Direct the annual budget, reforecast, and business planning process for each asset in coordination with

third-party operators.

• Identify performance gaps, operational inefficiencies, and value-add opportunities, then recommend

strategies to improve results to ownership team.

• Monitor capital projects, major repairs, deferred maintenance items, and asset improvement initiatives to

support long-term portfolio goals.

• Prepare ownership and executive summaries that translate property-level data into clear, actionable

reporting per contract.

• Hold third-party operators accountable for deadlines, follow-up items, and implementation of approved

action plans.

• Oversee internal asset support roles, including coordinators or administrators, to ensure organized

communication, reporting flow, and issue tracking.

• Support acquisitions, takeovers, transitions, and onboarding of new assets by establishing reporting

standards and operational controls.

• Collaborate with accounting, leasing, operations, construction, and executive leadership to align asset

strategy and asset priorities.

• Escalate significant operational, financial, legal, or reputational risks and provide recommended next steps.

Qualifications

• Experience in asset management, portfolio oversight, property operations, real estate finance, or a closely

related leadership role.

• Strong understanding of property financials, budgets, forecasts, rent rolls, and key operational performance

metrics.

• Experience working with third-party property management companies and holding outside operators

accountable preferred.

• Ability to analyze trends, identify risk, and make sound recommendations based on financial and

operational data.

• Strong leadership, communication, and organizational skills with the ability to manage multiple assets and

priorities at once.

• Proficiency in Excel, reporting tools, and property management or portfolio systems.
