Commercial Construction Project Manager

Overview Founded in 2009, the Olivos Group is an Austin, TX based real estate investment company. Our portfolio is predominantly composed of commercial value-add assets including: self-storage, flex, land and multi-family properties. Our mission is to acquire, renew and purposefully steward real estate. Our primary focus is the acquisition, construction, and management of value-add assets. While our history and growth has primarily been in central Texas, we are expanding to select markets throughout Texas where we can confidently execute our strategy. As a result of our growth, we are seeking a Project Manager for Commercial Construction . Our corporate office is based in west Austin and offers a nimble and fast paced working environment. Responsibilities The primary role is to efficiently vendor manage and deliver timely, affordable, and quality construction. On average, this role will require the oversight of 2 to 3 projects at any given time. The Project Manager is key to the development and growth of our organization and will work directly with the Founder/CEO. Focus areas Existing Improved Properties: Oversee the capital improvements plan from start to finish, the sub-contractors scope, pricing, scheduling and final deliverables of 2 to 3 projects per year. These projects include existing multi-family, flex, self-storage, and office. Ground Up Development: Oversee the new build process from start to finish, the sub-contractors scope, pricing, scheduling and final deliverables of 1 to 2 projects per year. These projects include flex and self-storage. Responsibilities The planning, scheduling, implementation & coordination of a variety of projects from development through final construction on a timely & economical basis. Procurement, coordination, oversight & management of vendors, materials, budgets, schedules & contracts. Oversee the scheduling, delivery & use of materials, the quality of construction, vendor productivity & compliance with building/safety codes. Maintain safe, clean and compliant job sites. Understand plans, best practice construction methods & regulations. Track & control construction costs against the budget in order to avoid cost overruns. Prepare weekly, monthly & quarterly reports. Critical milestones; occasional flexibility to support subcontractors after hours during key project pushes is expected. Complete projects and all walkthrough items prior to delivering to the Property Management team. Qualifications & characteristics Energized by multi-tasking and capable of deftly prioritizing multiple tasks with ease. Extremely organized and neat. Well-spoken and able to confidently negotiate issues with tenants, contractors, suppliers, etc. Self-starter. This position will not be micromanaged (once brought up to speed). Knowledge of Construction Practices and Terminology. Ability to read and understand blueprints and construction documents. Attention to Detail and Persistence in follow-up. Strong sense of urgency and well organized. Taking ownership. Effectively, you will run a construction company within Olivos. Requirements 3+ years equivalent in commercial construction managing multiple projects simultaneously. The position requires travel throughout central Texas weekly. Bachelor's degree or higher in construction science, real estate, finance, accounting, economics, or related field. A strong financial acumen; you don\'t just build, you understand how managing a tight budget drives the overall asset value. Pass criminal and credit background checks.
