Multi-Site Maintenance Supervisor | Briarstone/Bellamonte - Tacoma, WA

Schedule Monday - Friday 8:00 AM - 5:00 PM. Flexibility to work additional hours may be required to meet company/project needs.

On-Site Requirement: This position requires physical presence at your job location(s) during the scheduled hours. Please note that we are unable to consider current residents of the property for this position. Must live within 30 miles of the property and have reliable transportation. If relocating, relocation must be completed prior to start date.

Property Information Briarstone, a 157-unit garden-style community built in 1993, Bellamonte, a 120-unit garden-style community built in 1991.

Compensation Package Salary: $82,000 to $85,000/Year. Bonus Incentives include: Monthly Leasing Bonuses! Competitive medical, dental, and vision benefits. Employer pays 85% of employee's premium. 401k contribution opportunity with an annual company match. Paid sick leave accrual equivalent to 1.33 hours for every 30 hours worked (~11 days per year). Paid vacation starting at two weeks and increasing with tenure. 11 paid holidays, including 2 personal holidays of your choice.

The above compensation is a range. Offers are made based on a candidate's experience and the geographical location of this position.

4+ years' experience in multifamily and/or hotel maintenance required in the last 10 years. 2+ years' experience in a maintenance supervisory position, including the oversight and management of employees preferred. Must be well-versed in the unit turn process from start to finish. Must have experience in tracking and maintaining inventory. Must be well-versed in maintaining budget and ordering procedures. Ability to assess and perform preventative maintenance and safety hazards on an ongoing basis. Experience providing great customer service to residents and/or customers is required. Prior experience with Capital Improvements preferred. HVAC certification preferred. CPO certification preferred. Must be able to provide your own basic hand tools the Company will provide power tools. High school diploma or GED required. Driver's license is required. Demonstrates exceptional attention to detail and organizational abilities. Proficient in effective communication and teamwork. Maintains a positive outlook and embraces a collaborative team approach. Shows responsibility and takes pride in their work. Fluent in English, with strong reading, speaking, and writing skills. Proficient in Microsoft Office applications, including Excel, Word, and Outlook.

Supervise the property maintenance department and contracted employees working on-site. Must be able to exemplify and exercise discretion and sound independent judgment to evaluate quality of work. Responsible for purchasing within budget parameters. Train and supervise maintenance personnel in the use of equipment and chemicals. Maintain grounds, work and storage areas and dumpster areas on a daily basis to ensure curb appeal up to company standards. Paint and clean as needed to ensure timely unit turnover. Ensure lawns are mowed and trimmed and entryways, walkways and driveways are blown and free of debris. Ensure equipment is serviced on a regular basis to maintain safe operations. Must be able to be on-call for emergencies or snow removal. Maintain and enforce all company policies and procedures as established in the Operations Manual. Must be able to clean units as needed.
