As a Regional Property Manager at Ackermann Group, you will be responsible for:Overseeing your entire assigned portfolio with communities located in Indianapolis & Fishers, IN + Lexington, KY, ensuring that building operations are fiscally sound and achieving performance goals and that the properties are well managed and maintainedGathering, analyzing, and interpreting current market and economic trends and implementing short- and long-term marketing and leasing strategies to achieve the property's occupancy and revenue goalsPreparing, analyzing, interpreting, and summarizing property operating budgets, budget variance reports, occupancy reports, and financial statementsIdentify areas in need of improvement and offer suggestions to improve the efficiency, productivity, and profitability of the propertiesManaging, maintaining, and expanding current relationshipsSupporting onsite property manager in promoting and maintaining positive resident and community relationsManaging and directing the property management and resident services staff in areas such as hiring, supervising, coaching, and professional developmentDeveloping policies and procedures and ensuring that those in place are followedWorking collaboratively with the Vice President and Asset Manager to prepare annual operating and capital improvement budgets that preserve the long-term objectives of ownershipThe ideal Regional Property Manager will have:A Bachelor's degree and 5 or more years of progressive property management experience2 or more years in a management or supervisory positionSales/multi-family leasing and/or product sales experienceConventional market rate housing experienceMarketing and budgeting experienceAn excellent understanding of applicable Fair Housing laws and standardsProficiency in Yardi or other comparable software management softwareStrong leadership, management, and supervisory skills with demonstrated ability to effectively manage a diverse employee baseSuperior client, resident relations, public presentation, verbal and written communication skillsAbility and willingness to travel to communities in assigned portfolio located in the greater Indianapolis, IN and Lexington KY areas as well as our corporate headquarters in Cincinnati, OH as neededWe are proud to offer many Benefits & Perks at Ackermann Group including:Competitive compensation with bonus potentialMedical, dental, and vision insurance401k retirement program with company matchPaid time off and holidaysEmployee rent discount to live at any Ackermann communityCareer coaching and developmentCompany engagement events
