About the Location

• Residential: Four Seasons Residence Club Aviara (FSRCA) is a unique stand-alone Timeshare business model with a rental program managed by Four Seasons.

Unique Residence Club Elements & Bespoke Positioning

• FSRCA transitioned to a stand-alone residential operation in June 2010 after Park Hyatt began managing the hotel. FSRCA celebrated its 25-year anniversary in 2024.
• FSRCA has approximately 3,575 owners that purchased a floating deed (interval), allowing them use of a two-bedroom unit for 7 nights. Size of the units are 1,675 sq. ft. Residence Club owners own time but do not physically own a unit.
• There are 6,864 intervals, the developer sold out the project in 2010.
• FSRCA owners check in on Friday, Saturday or Sunday, weekends are very demanding on the operation.
• FSRCA has two seasons, Platinum and Gold. Platinum Seasons runs June 15th – October 15th, July & August occupancy exceeds 90%. All FSRCA owners pay an annual assessment in order to utilize their interval.
• The local team manages the rental program with annual revenue of $6m (based on approx. 25 keys per night)
• In 2015, FSRCA underwent a $7.5m renovation; adding a three-meal restaurant and a Spa with three treatment rooms.
• In 2019, FSRCA completed the development of 2.2 acres, including a recreational center, employee parking and storage.
• In 2024 & 2025, FSRCA completed Villa, Clubhouse, and Fitness Center renovation, approx. $22.5m

Current Leadership Requirements

General

• Four Seasons Residence Club Aviara operates both a timeshare business and a rental program (25 keys/day, $6M annual revenue). The rental program leverages Four Seasons global distribution channels to market villas.
• The Resort Manager will lead the Food & Beverage division, including a three-meal restaurant, barista/pastry bar, two pools, in-villa dining, and expansion of the catering business.
• Build strong relationships with the HOA Board of Directors and actively support owner engagement, recognition, and community initiatives.
• Play a key role in HOA governance; residential operations experience is preferred.
• Serve as an ambassador for rental guests, including ELITE guests, and oversee the Residence Club operation in the absence of the VP/GM.
• Partner with Villa Sales, Marketing, and PR to enhance guest experiences, strengthen market positioning, and drive awareness in the San Diego market.
• Collaborate with the DOO and CDC to evolve F&B offerings and grow catering revenue.

Key Experience & Skills Required

• Strong Food & Beverage leadership with a track record of driving innovation, elevating service standards, and delivering exceptional offerings.
• Passion for guest experience excellence, creating innovative amenities, programming, and services that deliver memorable owner and guest experiences.
• 3+ years of senior hospitality leadership experience (Resort Manager, Hotel Manager, Director of Operations, or similar), overseeing multiple teams and resort, hotel, or residential operations.
• Proven ability to motivate, develop, and inspire teams while fostering accountability, collaboration, and continuous improvement.
• Authentic and strategic leadership style that builds trust, drives results, and aligns teams with business objectives.
• Positive, results-oriented mindset with strong adaptability, sound judgment, and exceptional communication skills.
• Deep understanding of luxury hospitality standards with a strong attention to detail and commitment to service excellence.
• Strong operational and financial acumen, including budgeting, forecasting, labor planning, and performance management.
• Excellent relationship-building skills with the ability to engage owners, guests, associates, and business partners.
• Commitment to continuous improvement through feedback, industry trends, and operational insights.

• Provide strategic leadership for Food & Beverage as Aviara reimagines its culinary and beverage offerings.
• Elevate the Residence Club experience through innovation and enhancements that strengthen guest and owner satisfaction.
• Lead the planned 2028 renovation of the Residence Club's signature restaurant in partnership with ownership, the Board, Four Seasons corporate leadership, and project teams.
• Drive the growth of catering and event services on the resort's 7,000-square-foot recreational lawn, creating new guest experiences and revenue opportunities.
• Champion owner and guest recognition programs and innovative service offerings that further differentiate Aviara in the luxury market.
• Partner with operational leaders to improve Guest Experience Survey (GES) results and overall satisfaction metrics.
• Collaborate on capital improvement projects and long-term asset preservation initiatives to support the property's strategic vision.

Profit

• Demonstrate strong financial stewardship within a not-for-profit HOA operating model governed by Board-approved budgets.
• Balance exceptional owner and guest experiences with disciplined expense management and long-term financial sustainability.
• Drive labor optimization, cost controls, operational efficiencies, and resource allocation while maintaining Four Seasons service standards.
• Identify and execute revenue-generating opportunities to support the continued success of the Residence Club.
• Partner effectively with the Board and ownership to ensure sound financial decision-making and responsible asset management.
