Maintenance Technician

Maintenance TechnicianThe Maintenance Technician is responsible for performing routine maintenance, repairs, and preventative maintenance tasks for residential units, common areas, and building systems. This role supports safe, efficient property operations by responding to service requests, assisting with preventative maintenance programs, and ensuring compliance with company standards and life-safety requirements.Essential Duties and ResponsibilitiesMaintenance and Repair· Complete routine maintenance and repair work orders in a timely and professional manner· Perform work order repairs involving plumbing, electrical, carpentry, appliances, and building systems· Assist with unit turns, including inspections, repairs, and readiness for occupancy· Respond to emergency maintenance issues and participate in on-call rotations as requiredPreventative Maintenance· Assist with scheduled preventative maintenance (PM) inspections and services· Identify and report maintenance issues, safety concerns, and potential system failures· Accurately document completed work and inspection findings in the maintenance management system· Complete assigned PM tasks in accordance with established schedules and proceduresCompliance and Safety· Follow all safety policies, procedures, and use required personal protective equipment (PPE)· Assist in maintaining compliance with life-safety standards, building codes, and company policies· Verify proper operation of smoke detectors, CO detectors, fire stops, and other safety systems· Report leaks, mold-related growth (AMG), and hazardous conditions immediatelyTeam and Property Support· Work collaboratively with other maintenance team members and property staff· Maintain organized tools, equipment, and work areas· Provide courteous and professional service to residents and staff· Support Service Manager, Assistant Service Manager, and senior technicians as assignedQualificationsEducation and Experience· High school diploma or equivalent· 1–3 years of maintenance or facilities experience preferred· Basic knowledge of plumbing, electrical, carpentry, and general repairsCertifications· Trade School Certification a plusSkills & Competencies· Ability to follow instructions and complete tasks independently· Willingness to learn and develop technical skills· Valid driver's license and reliable transportationPhysical Requirements· Ability to lift up to 50 pounds· Ability to climb ladders, access mechanical spaces, and work in varying weather conditions· Ability to respond to after-hours emergencies as requiredEqual Opportunity Employer This employer is required to notify all applicants of their rights pursuant to federal employment laws.
