If you possess dynamic leadership capabilities and welcome a challenging position in a fast paced environment, consider a career opportunity with Friedman!***Responsibilities:*** Responsible for performance management of assigned on-site staff (if applicable).* Maintains strong tenant relations; establishes a high level of client satisfaction.* Ensures that assigned property is well maintained, efficiently operating, and aesthetically pleasing.* Ensures that building work orders are completed by designated staff, including maintenance and repairs; oversees the work quality of all third-party contractors or vendors.* Reviews and maintains operating budgets, operating expense reconciliation, and estimates.* Assists with communication between ownership and the organization.* Oversees accounts receivables and collections.* Oversee tenant improvement and capital improvement projects.* Provide value engineering and value enhancement insight to the properties.* Negotiates and awards service contracts, supervises and directs the daily activities of building engineers.* Produce accurate, detailed monthly property owner reports in a timely manner.* Interacts with leasing and brokerage to ensure objectives are met.* Perform property site inspections to confirm curb appeal and quality control.* Implementation and management of preventative maintenance programs.* Performs other duties as assigned.**Qualifications:*** Minimum 2+ years of experience in Property Management with demonstrated increase in responsibility and results.* Bachelor’s degree in a business-related field preferred.* Industry designation(s) preferred (CPM, RPA, etc) preferred.* Excellent organizational, time-management, motivational and leadership skills.* Excellent communication skills, both verbal and written.* Proficient with Microsoft Office Suite applications.* Working knowledge of mechanical systems including elevators (freight and passenger), chillers, coiling towers, boilers, fire-life-safety systems, plumbing and electrical systems.* Understanding of building structures and required maintenance.* Understanding of financial statements and reports.* Solid understanding of various types of commercial leases and insurance.* Property Management software experience a plus (Yardi, MRI etc.)**Friedman Real Estate is an Equal Opportunity Employer.**Applicants are considered regardless of race, color, religion, creed, sex, pregnancy, family responsibility, national origin or ancestry, citizenship, marital status, sexual orientation, transgender status, veteran's status, genetic information, or status as a qualified individual with a disability or any other protected characteristic in accordance with applicable law.## QualificationsFriedman Real Estate is a full-service real estate company and has been serving our clients for over 30 years!
