Preconstruction Manager

UTS BuildPros — Richardson, TX (on-site / DFW-based, with regional travel) Full-time | Base salary + quarterly performance bonus

Why this role exists

We are growing from a regional general contractor into a multistate operation, and the constraint is the front end of the business. We deliver every scope through subcontractors, which means our number is only as good as the coverage behind it. We need someone who can take a set of plans or a walked scope, get real bids from the right trades, and assemble a defensible number fast. This is not a back-office estimating seat that waits for plans to land on a desk. You will own the number, and you will be held to what happens to it — both how often it wins and how well it holds up at buyout.

We manage capital improvement, multifamily renovation, commercial build-out, pre-engineered metal building, and institutional work across Texas and several other states, delivered through a vetted subcontractor base, and we are actively expanding our licensing footprint and pursuing federal and IDIQ opportunities. What success looks like

Twelve months in, you own a preconstruction function that produces accurate, timely, and competitive numbers and keeps our project teams loaded. You will have built a working bench of subcontractors and suppliers, established repeatable estimating standards inside our systems, and driven measurable improvement in our hit rate. You will know why we lose the ones we lose, and what to change about it.

What you'll own

• Estimating and take-offs — conceptual budgets through hard-bid and GMP packages across renovation, commercial build-out, pre-engineered metal building, and institutional scopes
• Bid management — subcontractor solicitation, scope leveling, bid-day analysis, and clean turnover of buyout information to project management
• Subcontractor and supplier network — prequalifying trades, building coverage in the markets we are entering, and negotiating pricing that holds
• Proposal strategy — value engineering, alternates, and qualifications that win work at margin rather than winning work by being cheapest; presenting and defending the number to owners alongside our business development lead
• Bid pipeline discipline — tracking every active pursuit, holding turnaround commitments, and reporting hit rate and win/loss analysis to leadership on a regular cadence
• Preconstruction handoff — partnering with project managers and superintendents so what was sold is what gets built

First 90 days

We will be direct about expectations, because the role is measured. In your first 90 days we expect you to be producing estimates independently, to have established our estimating templates and cost database inside our systems, and to have begun building subcontractor coverage in our active markets. Estimate turnaround, throughput, bid coverage, hit rate, and accuracy against final buyout are the metrics for this position, and they are the same metrics the quarterly bonus is built on.

Required

• 5+ years of estimating or preconstruction experience with a general contractor or construction manager
• Experience estimating work delivered entirely through subcontractors — you understand that bid coverage is the estimate, and that a scope gap between two trades is your problem, not theirs
• Demonstrated ability to produce conceptual and detailed estimates from drawings, specifications, and field walks
• Strong subcontractor solicitation, scope leveling, and bid-day management skills
• Comfort in front of clients — you can walk an owner through a number and defend it
• Proficiency with take-off and estimating software and construction management platforms
• Valid driver's license and willingness to travel regionally to project sites

Preferred

• Estimating experience with pre-engineered metal buildings — foundations, slab, erection, and the sub trades that follow
• Commercial interior build-out and tenant finish experience
• Experience with multifamily renovation, capital improvement, or occupied-property work
• An established subcontractor and supplier network in DFW
• Federal, IDIQ, or public-sector bidding experience
• Experience building or standardizing an estimating database or historical cost library from awarded subcontract pricing
• Degree in construction management, engineering, or a related field — equivalent field experience is fully acceptable

Compensation and benefits

• Base salary: $90,000 – $125,000 , depending on experience 
• Quarterly performance bonus tied to defined preconstruction targets — estimate turnaround, throughput, hit rate, and estimate accuracy against final buyout
