HVAC Tech II

The HVAC Technician II is responsible for performing semi-skilled work involving the routine installation, adjustment, operation, repair, and maintenance of building HVAC systems and refrigeration equipment. The role covers residential and commercial HVAC systems across campus and off‑campus facilities, including central heating and chilled water plants, preventive maintenance, and equipment needs. The technician provides excellent customer service to create a comfortable environment for students, faculty, and staff and performs daily tasks at all university locations. Any other duties as assigned. Working independently and exercising good judgment and discretion is essential. Essential Functions and Responsibilities Available during school closings, delays, shutdowns, and emergencies including severe weather incidents; perform snow removal activities such as shoveling, salting, etc. Essential for campus events and must be available for scheduled and unscheduled hours. Report to work on time and perform duties assigned by the HVAC Tech III/Lead, or HVAC Supervisor. Familiar with standard concepts, practices, and procedures of the HVAC trade; think logically and solve problems with little guidance. Understand occupational hazards and safety precautions. Knowledge of air‑conditioning principles and maintenance methods. Operate and maintain air compressors, pneumatic controls, electronic temperature controls, relay systems, thermostats, VAV systems, VFDs, rooftop and other air‑handling units, gas‑fired units, chillers, energy management systems, pumps, and 2‑pipe/4‑pipe systems. Knowledge of principles of electricity; understand standard parts, tools, test equipment, and safe installation of new and replacement parts. Read and interpret blueprints, ladder diagrams, wiring diagrams, schematics, and technical manuals; implement knowledge in performance. Plan work and keep accurate records of work performed and materials used. Diagnose electrical, mechanical, and electronic defects; maintain, adjust, and repair air‑conditioning equipment. Operate, troubleshoot, repair, and perform preventive maintenance on HVAC software units, water chillers, cooling towers, hot‑water boilers, heat pumps, refrigeration and kitchen equipment, pumps, compressors, motors, and auxiliary equipment. Assist other HVAC technicians, lead technicians, and supervisor as needed. Receive, complete, and close out work orders in Schooldude; enter all labor and materials. Maintain accurate and up‑to‑date records in accordance with department standards. Provide HVAC repair services before, during, and after special events and unscheduled work times. Willing to learn locations of HVAC equipment and their relation to each building. Remain abreast of existing and emerging technologies, processes, products, services, and industry benchmarks. Work effectively as a team member, embracing and fostering university mission. Qualifications, Credentials, and Competencies High school diploma or GED. Minimum 3+ years of related experience, or equivalent education and experience in HVAC trade. Current EPA certification in refrigerants and a journeyman card required (preferred) or EPA‑approved Refrigerant Transition and Recovery Certificate. Basic computer operation for use on energy management systems and CMMS (Schooldude). Knowledge of air‑distribution systems such as VAV, double‑duct, etc. Ability to understand and follow directions under limited supervision; work well with the public and co‑workers; present a positive attitude. Clean, professional appearance; courteous, detail‑oriented; self‑motivated, diligent, trustworthy; strong organizational and communication skills. Physical ability to lift up to 50+ pounds and perform HVAC trade duties in typical Virginia climate; may require operation of aerial lifts and obtaining aerial lift certifications. Willingness to work weekends, holidays, and flexible daily/evening hours. Valid Virginia driver’s license, acceptable DMV record, and liability insurance. University provides reimbursement of certifications earned while employed, payable back upon voluntary resignation within 12 months.
