Senior Facilities Maintenance Technician
The City of Brentwood is seeking a dependable, skilled, and experienced Senior Facilities Maintenance Technician to help maintain City buildings, facilities, and grounds.
This is a hands-on maintenance position with a variety of work that helps keep City facilities safe, functional, and operating efficiently. Work includes preventive maintenance, troubleshooting, general building repairs, inspections, work order response, and support for projects and contractor coordination. This role also helps identify repair needs, safety concerns, and deferred maintenance items and supports decisions about how repair work should move forward.

Duties and Responsibilities
- Performs preventive maintenance, routine maintenance, and minor repairs on City buildings, facilities, and grounds.
- Helps identify, troubleshoot, and correct issues involving HVAC components, plumbing fixtures, electrical devices, doors, locks, lighting, ceilings, walls, flooring, roofs, gutters, generators, irrigation systems, exhaust systems, and other building features and systems.
- Completes general building repair and upkeep tasks such as painting, drywall patching, caulking, replacing ceiling tiles, repairing hardware, adjusting doors, changing filters, unclogging drains and toilets, replacing fixtures, and similar maintenance tasks.
- Inspects facilities and equipment to identify wear, damage, safety concerns, deferred maintenance items, and needed repairs.
- Responds to work orders and service requests in a timely manner and documents labor, materials, and completion status.
- Communicates with the Facilities Maintenance Coordinator and affected departments regarding repair needs, work progress, material needs, and job completion.
- Supports facility inspections, contractor coordination, and special projects, including supporting contractors, vendors, and inspectors working at City facilities.
- Evaluates repair needs and helps determine whether work should be completed in-house or referred to an outside contractor.
- Maintains tools, equipment, supplies, and storage areas in safe working order and supports exterior facility upkeep as assigned.
The ideal candidate:
- Has solid hands-on experience in building maintenance, facilities maintenance, construction, mechanical repair, or a related trade
- Can troubleshoot maintenance issues, identify repair needs, and complete quality work safely and efficiently
- Works well independently and uses good judgment in identifying, prioritizing, and addressing maintenance needs
- Communicates professionally with supervisors, contractors, and City staff
- Takes pride in their work and helps keep buildings safe, functional, and in good working order
- Is dependable, adaptable, and comfortable working on a variety of maintenance tasks across City facilities
Minimum Training and Experience Required
High School diploma (or GED) required, with 2 years of building maintenance, facilities maintenance, construction, mechanical repair, or closely related experience; vocational or technical training in building maintenance, HVAC, electrical, plumbing, carpentry, or a related field preferred.
A valid Tennessee Driver's License is required. Experience operating hand tools, power tools, ladders, and general maintenance equipment is required.
Due to the nature of this position, selected candidates must successfully complete a comprehensive background check, including fingerprinting, as a condition of employment.

PHYSICAL REQUIREMENTS: Must be physically able to operate a variety of machines, tools, and equipment which includes a motor vehicle, ladders, hand tools, carpentry tools, mechanic tools, lawn tools, janitorial tools, power tools, and other maintenance equipment. Must be able to use body members to work, move, or carry objects or materials. Must be able to exert up to seventy-five pounds of force occasionally, and/or up to fifty pounds of force frequently. Physical demand requirements are at levels of those for medium work.
DATA CONCEPTION: Requires the ability to compare and/or judge the readily observable functional, technical, structural, or compositional characteristics, whether similar to or divergent from obvious standards, of data, people, or things.
INTERPERSONAL COMMUNICATION: Requires the ability of speaking and/or signaling people to convey or exchange information. Includes receiving assignments and/or directions from supervisors and coordinating with co-workers, contractors, and facility users.
LANGUAGE ABILITY: Requires the ability to read a variety of informational documentation, directions, instructions, maintenance manuals, and methods and procedures related to the job. Requires the ability to write reports, logs, and notes with proper format, punctuation, spelling, and grammar, using all parts of speech. Requires the ability to speak with others clearly and professionally using correct English.
INTELLIGENCE: Requires the ability to learn and understand basic to moderately complex principles and techniques; to make routine decisions in accordance with established procedures; and to acquire knowledge of topics related to the job.
VERBAL APTITUDE: Requires the ability to record and deliver information to supervisors and other employees; to explain basic procedures; and to follow verbal and written instructions, guidelines, and objectives.
NUMERICAL APTITUDE: Requires the ability to utilize basic mathematical formulas; add and subtract totals; multiply and divide; determine percentages; measure distances and dimensions; and determine time and weight.
FORM/SPATIAL APTITUDE: Requires the ability to inspect items for proper length, width, shape, fit, alignment, and general condition, visually and with basic measuring devices.
MOTOR COORDINATION: Requires the ability to coordinate hands and eyes in using equipment and tools.
MANUAL DEXTERITY: Requires the ability to handle a variety of items, tools, control knobs, switches, and equipment. Must have the ability to use one hand for twisting or turning motions while coordinating the other hand with different activities. Must have average levels of eye/hand/foot coordination.
COLOR DISCRIMINATION: May require the ability to differentiate colors and shades of color.
INTERPERSONAL TEMPERAMENT: Requires the ability to deal with people beyond giving and receiving instructions, including City staff, supervisors, contractors, inspectors, and the general public. Must be adaptable to performing under minimal stress when confronted with emergencies or urgent facility needs.
PHYSICAL COMMUNICATION: Requires the ability to talk and/or hear: (talking - expressing or exchanging ideas by means of spoken words); (hearing - perceiving nature of sounds by ear).
