Our commitment to quality, precision, and collaboration drives every project we take on.Position OverviewAs our Division 8 Contract Hardware Project Manager, you will lead the execution of commercial hardware projects from contract award through closeout. You'll coordinate submittals, procurement, installations, and billing, working closely with GCs, architects, vendors, and service teams. Your role ensures our projects remain on schedule, on budget, and aligned with construction specifications.Key ResponsibilitiesManage Division 8 projects (doors, frames, hardware, card access, overhead doors) from inception through closeout.Prepare and coordinate submittals, shop drawings, purchase orders, and change orders.Perform site visits to assess readiness, verify existing conditions, and drive install quality.Coordinate material procurement, including ordering, delivery scheduling, and billing.Track project progress, monitor costs, and manage vendor relationships to optimize profitability.Communicate regularly with general contractors, architects, product reps, and building owners.Maintain project documentation, including contracts, contracts updates, and change order logs.Support the implementation of company software systems (e.g., procurement or detailing tools) and train internal teams as needed.Qualifications3+ years of project management experience in commercial construction, specifically with Division 8 (doors, frames, hardware) projects.Proficiency in interpreting architectural drawings, door/hardware schedules, and specifications.Experience with procurement, ordering, and managing vendor relationships.Excellent verbal and written communication and organizational skills.Strong problem-solving ability and attention to detail.Proficiency with Microsoft Office; experience with project management or detailing software preferred.Valid driver's license.Education & ExperienceHigh school diploma or equivalent required; bachelor's degree in Construction Management, Engineering, or a related field preferred.At least 3 years of relevant Division 8 or commercial construction experience preferred.Physical RequirementsProlonged periods at a computer/desk.Ability to lift up to 50 lbs when necessary.Why Join Us?Work on a variety of high-impact commercial projects.Be the point person for both technical (hardware) and operational (procurement, scheduling) aspects.Opportunity for professional growth and advancement.Competitive compensation and benefit package.Travel: ~40% to project sites, minimal overnight stays
