As the region scales and your systems mature, the role evolves into sustained regional leadership: you'll be the operator the organization turns to when a new site launches, a crisis unfolds, or a protocol needs to be redesigned. What You Will Be Doing Running scheduled on-site audits across Northeast locations against documented benchmarks for cleanliness, HVAC, safety, security, signage, landscaping, furniture, and tour-readiness — and ensuring findings convert into confirmed corrective actions Managing facilities incidents and emergencies, coordinating contractor response, and closing tickets only once issues are verified resolved (urgent Overseeing local vendor execution against SLAs, removing vendors who consistently miss, renegotiating contracts, and conducting direct accountability conversations on quality and cost Building a weekly operational rhythm with Campus Coordinators and Site Specialists so every campus follows the same protocols, not improvisation Executing major campus improvement projects (HVAC upgrades, interior updates, landscaping, AV/network installations) on time and within budget, with minimal student disruption Documenting enterprise standards and AI-supported procurement workflows (via ticketing platforms, IoT/predictive maintenance tools, and centralized sourcing) so every campus launches and runs the same way Delivering clear weekly written updates on regional quality, vendor outcomes, escalations, and CapEx tracking What You Won’t Be Doing Operating remotely from a dashboard — this position demands regular on-site presence at Manhattan and 20–40% travel to regional campuses (CT, MA, PA) Leading greenfield campus design or managing ground-up construction projects — capital expansion is handled by a separate team Setting company-wide procurement policy without field input — your standards come from direct site observation Working within clean org charts and formal authority over everyone whose performance you need — you'll create accountability through documentation, written follow-through, and unwillingness to accept ambiguous vendor commitments Tolerating "tour-ready only when executives visit" as acceptable — repeat issues get root-cause analysis, not repeat tickets Operating in reactive firefighting mode by default — the audit schedule and predictive maintenance systems exist to surface failures before they become escalations Director Of Campus Operations Key Responsibilities Ensure every campus in the Northeast region remains safe, premium, and tour-ready every day.
