The Turnover Specialist is responsible for preparing properties for new occupants by completing detailed cleaning, light maintenance, minor repairs, painting, and property refresh services. This position ensures every property meets Lavish Living's quality standards and is clean, safe, functional, and move-in ready.

The ideal candidate is dependable, detail-oriented, self-motivated, and takes pride in delivering exceptional results. Turnover Specialists work independently and with a team to complete projects efficiently while providing outstanding customer service.

Essential Responsibilities

Property Turnovers

• Prepare various properties for new occupants.
• Complete move-in and move-out turnover services according to company quality standards.
• Perform final quality inspections and identify items requiring additional attention.
• Document completed work with photos and checklists when required.

Cleaning Services

• Perform routine and deep cleaning of all interior living spaces.
• Clean and sanitize kitchens, bathrooms, appliances, cabinets, countertops, and fixtures.
• Sweep, vacuum, mop, dust, and polish all surfaces.
• Clean interior windows, mirrors, baseboards, doors, and light fixtures.
• Remove trash, debris, and unwanted materials.
• Restock basic property supplies when required.

Light Maintenance

• Patch nail holes and minor drywall damage.
• Perform interior paint touch-ups and small painting projects.
• Replace light bulbs, smoke detector batteries, HVAC filters, and similar consumables.
• Tighten loose hardware, door handles, cabinet pulls, hinges, and fixtures.
• Apply caulk around sinks, tubs, and other areas as needed.
• Report maintenance issues requiring licensed trades or specialized repairs.

Customer Service

• Communicate professionally with customers, tenants, property managers, and team members.
• Maintain a professional appearance and positive attitude.
• Protect customer property and maintain confidentiality while working inside occupied and vacant homes.
• Notify supervisors immediately of safety concerns, damages, or unexpected maintenance issues.

Qualifications

• Previous experience in residential cleaning, apartment turnovers, property maintenance, painting, housekeeping, or moving services preferred.
• Strong attention to detail and commitment to quality.
• Ability to work independently and manage multiple assignments.
• Basic knowledge of hand tools and cleaning equipment.
• Reliable transportation to various job sites.
• Ability to use a smartphone for scheduling, communication, and job documentation.

Physical Requirements

• Lift and carry up to 50 pounds.
• Frequently bend, kneel, squat, climb ladders, reach overhead, and stand for extended periods.
• Safely operate cleaning equipment and common hand tools.
• Work in varying indoor and outdoor environments.

Compensation & Schedule

• Position Type: Contract July 20- August 14 with ability to extend
• Pay: Competitive $150-$200 daily rate with per-project completion compensation bonus
• Flexible scheduling, including occasional evenings and weekends based on customer needs
