Head of Building Cost Advisory

Partners is launching Building Cost Advisory, a new business line, and we are hiring an entrepreneurial leader to build and run it. Building Cost Advisory is an expert driven, AI augmented service that continuously audits every operating cost line on a client's commercial building P&L: property tax, insurance, energy, lease and CAM charges, repairs and maintenance, and capital projects. We deliver documented savings to the owners and occupiers we advise, priced on a share of what we save them. Customer discovery is complete and validated. The business is approved and funded. We are hiring a leader with an entrepreneurial spirit to run the business. Early on it is hands‑on: you set up the commercial side, build the pipeline off Partners' brokerage relationships, sell and close clients, and personally lead the analytical work on every engagement, supported by Salesforce, Snowflake, and Claude, and by Partners legal, tax, marketing, and finance teams.

WHAT YOU’LL OWN

Commercial Setup: positioning, pitch, sales materials, pricing, and engagement tiers. Set the terms with the General Counsel. Pipeline: build the target list from the Partners broker network and existing clients. Qualify against the ideal client-profile, meaning mid‑market owner occupiers and net lease occupiers, Houston first. Sell: run discovery calls, deliver the Cost Stack Audit, present, negotiate, and close. Deliver: lead the analytical work on every engagement, including bill audits, lease and CAM reviews, capex forecasts, and insurance and R&M analysis. Property tax sits with the Partners valuation group. Capture: log findings, savings, and results in Salesforce. Set baselines and trigger invoicing. Grow the line: turn early wins into repeatable playbooks and a growing book of clients.

WHO YOU ARE

Two things have to be true, and they rarely sit in one resume: you are commercially wired enough to build and close a pipeline, and you understand how a building actually spends money. We can teach the six service lines. We cannot teach a feel for a building's cost stack, or the instinct to go get the number. Required ~10 years of experience around facilities, property management, corporate or investment real estate, building operations, or a commercial cost savings discipline. A commercial track record. You have carried a book, a territory, or a savings target and can point to numbers you personally closed. Not a purely operational background. Fluency in a building's operating budget. You read a CAM reconciliation, an appraisal notice, and a utility bill without translation. Comfort selling services to business clients, including building a pipeline and closing it. Comfort being hands on. You run the pitch and the analysis in the same day. Strong in Excel and willing to work with AI tools daily. You want ownership and upside more than a title or a team. Preferred Depth in one or two of the six cost lines: property tax, insurance and risk, energy, lease and CAM, R&M, or capex. Experience across a portfolio of buildings, such as asset management, family office real estate, integrated facilities management, or multi-site corporate real estate, or savings-based selling such as energy and ESCO, property tax consulting, or lease audit. Where You Might Be Coming From Asset or portfolio management, running a real estate portfolio for a company, a fund, or a family office. Integrated facilities management, in account leadership or business development at a facilities management firm. Commercial property management, as a senior property or asset services leader who also carries sales and business development responsibility. Corporate real estate or facilities leadership, running the buildings and operating budget for an owner occupier.

THE COST STACK YOU WILL WORK ACROSS

You will be credible across all six lines and hands on in each during the launch phase: (1) property tax intelligence and protest; (2) insurance audit, procurement, and risk; (3) energy procurement and efficiency, on both the supply and the demand side; (4) lease and CAM compliance, including cross landlord OPEX audits; (5) R&M cost intelligence and vendor performance; and (6) capex forecasting and project management. COMPENSATION AND OWNERSHIP

Base salary: commensurate with experience. Assignment bonuses: a bonus on every assignment signed, plus milestone bonuses tied to customers signed, savings delivered, and retention. Ownership: profit share in the Building Cost Advisory entity and, over time, equity in the Partners parent company. Support: Salesforce, Snowflake, and Claude, plus Partners' legal, tax, marketing, finance, and IT shared services. This role carries what a facilities or property management director's seat never does: a bonus on every assignment and a real path to ownership in the business you build. REPORTING AND LOCATION

Reports to the Chief Operating Officer, with monthly P&L review and quarterly review alongside the CFO and CEO. Based in Houston, Texas, on‑site and in‑market with clients.
