Compensation: $100,000 – $150,000 / year (Base salary commensurate with experience) + Benefits

About the Role & Company

Building Technology Systems (BTS) has provided premier commercial HVAC/R, building automation, and mechanical solutions across Colorado’s Front Range since 1993. We are seeking a Senior Commercial HVAC Mechanical Estimator (10+ years experience) to lead preconstruction and bidding for dynamic commercial projects. In this role, you will evaluate bid documents, perform computerized takeoffs, and generate accurate cost estimates for new commercial installs, complex retrofits, boiler room modernizations, and selective system replacements.

Key Responsibilities

• Takeoffs & Cost Estimating: Perform detailed material, labor, equipment, and subcontractor takeoffs using Trimble QuickPen (AutoBid Mechanical) and computerized takeoff tools.
• Design & Blueprint Analysis: Review CAD files, architectural/engineering blueprints, specifications, and scope documents using AutoCAD to verify design integrity, layout logistics, and mechanical spatial requirements.
• Scope Evaluation: Accurately estimate costs across diverse commercial applications, including:
• • Commercial boiler plants and hydronic heating systems.
  • Turn-key mechanical retrofits and energy efficiency upgrades.
  • New commercial HVAC system installations (RTUs, AHUs, Chillers, VAV systems).
  • Selective component and equipment replacements in live/occupied commercial facilities.
• Preconstruction & Proposal Development: Prepare detailed, line-item bid proposals, scope clarifications, cost breakdowns, and value-engineering recommendations for general contractors, building owners, and facility managers.
• Vendor & Subcontractor Coordination: Obtain and evaluate competitive pricing from equipment vendors, suppliers, and specialty subcontractors (insulation, controls/DDC, crane services, electrical, balancing).
• Site Inspections: Conduct thorough job-site walks and retrofit surveys to evaluate existing job conditions, access constraints, and mechanical connections.
• Inter-departmental Collaboration: Work closely with BTS Project Managers, Building Automation/DDC specialists, and Service Technicians to ensure seamless transition from bid-win to project execution.

Qualifications & Requirements

• Experience: 10+ years of dedicated commercial HVAC and mechanical estimating experience with a commercial subcontractor or mechanical contractor.
• Software Proficiency:
• • Advanced proficiency with Trimble QuickPen (AutoBid Mechanical) or equivalent industry-standard estimating software.
  • Proficiency with AutoCAD for viewing, drafting adjustments, and drawing analysis.
  • Strong working knowledge of Bluebeam Revu and MS Office (Excel, Word).
• Deep Mechanical Systems Expertise: Comprehensive understanding of:
• • Hydronic systems, steam systems, and commercial boiler installations.
  • Air-side and water-side mechanical distribution systems.
  • Retrofitting techniques in operating commercial buildings.
  • Basic integration awareness with Building Automation Systems (BAS / DDC / Tridium AX/N4).
• Skills & Competencies:
• • Ability to read and interpret complex mechanical drawings, architectural plans, and project spec books.
  • Proven track record of estimating projects ranging from $50K selective replacements to multi-million dollar mechanical installs/retrofits.
  • Strong mathematical, analytical, and negotiation skills.
  • Excellent written and verbal communication skills for vendor and client interaction.

Preferred Qualifications

• Field experience as a Commercial HVAC Journeyman, Sheet Metal Fitter, Pipefitter, or Mechanical Project Manager prior to moving into estimating.
• Associate degree or Bachelor’s degree in Mechanical Engineering, Construction Management, or equivalent industry trade credentials.
