Land Analyst

Job Description Land Analyst – The Land Analyst works closely with the Vice President of Land Acquisition and Land Transaction Manager to source, prepare competitive market analysis studies and reports, assemble financial reports and statements, research deal‑specific tasks, and support the preparation of feasibility books (“Green Books”), memoranda, and other documentation for corporate approval. Responsibilities Lead financial analysis for quarterly and annual Division Business Plans, summarizing actual and projected financial performance for the Division and its assets. Prepare gross revenues, profit margins, sources and uses of funds, distribution projections, cash‑flow forecasts, break‑even analysis, cost‑basis and cost‑of‑sales analysis, return‑on‑assets, and internal rate of return. Assist in financial feasibility analysis for each Division acquisition opportunity. Prepare underwriting proformas and related financial documentation for each acquired asset. Perform asset sales pricing analysis (e.g., residual value analysis) and analyze financial deal points for each disposition opportunity. Recommend price/profit participation structures, price escalations/option payment schedules, interest rates, etc. Implement and maintain a computerized financial proforma model for community planning purposes. Collaborate with management associates to develop alternative business‑planning scenarios and recommend optimum financial plans. Coordinate with Corporate Finance to ensure adherence to financial strategies and procedures and provide clear financial analysis. Maintain the market analysis database for project feasibility analysis. Visit sites to understand the competitive market, and collate and analyze competitive pricing, features, and costs. Assist in the Greenfolder process by preparing vestacalcs, charts, graphs, and reports. Formulate budgets for assigned programs/projects and administer related vendor contracts, change orders, check requests, and invoices. Prepare and periodically update annual objectives, budgets, and schedules. Qualifications Bachelor’s degree in Business, Economics, Real Estate, Finance, or a related discipline. 3–5 years of related experience preferred. Basic understanding of real estate and residential land use. Local real‑estate knowledge extremely beneficial. Highly proficient in Microsoft Excel, Word, and PowerPoint; working knowledge of mapping applications required. Detail oriented with strong analytical, logical thinking, and problem‑solving skills. Excellent interpersonal, written, and verbal communication skills. Physical & Site Requirements Regular in‑person attendance at company communities/job sites and offices during standard work hours. Ability to work more than eight hours per day in confined construction trailers, operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move or carry equipment up to 50 pounds, and occasionally operate construction equipment.
