Overview
The Field Operations Manager oversees Timeline's high-end residential construction projects, ensuring they are completed on time, within budget, safely, and to the highest standards of quality and craftsmanship. This role provides leadership to Superintendents and field staff while coordinating schedules, subcontractors, labor, materials, job costs, quality control, client communication, and warranty services across multiple projects. The Field Operations Manager also plays a key role in preconstruction by reviewing projects for buildability, constructability, scope, and field readiness. The ideal candidate is a highly experienced residential construction leader who is proactive, organized, solutions-oriented, and capable of managing multiple projects without constant oversight.

Key Responsibilities
1. Field Operations & Team Leadership
• Oversee daily field operations across multiple high-end residential projects. 
• Lead, coach, and hold Superintendents and field staff accountable for project execution, quality, schedule, safety, and performance. 
• Establish clear priorities, responsibilities, and expectations for each project. 
• Conduct regular site meetings and ensure teams have clear next actions. 
• Allocate field resources based on project needs, risk, and complexity. 
• Proactively identify and resolve field issues before they materially impact the project. 
2. Quality, Safety & Craftsmanship
• Maintain Timeline's standards for quality, craftsmanship, detailing, and design intent. 
• Conduct regular inspections and ensure deficiencies are identified and resolved promptly. 
• Establish quality expectations with Superintendents and subcontractors before work begins. 
• Enforce company and regulatory safety requirements and address hazards immediately. 
• Minimize rework, punch-list items, and preventable quality issues. 
3. Schedule & Project Coordination
• Develop and maintain accurate project schedules and critical path activities. 
• Coordinate Superintendents, Project Managers, Design, subcontractors, inspections, materials, and labor. 
• Identify schedule risks weeks—not days—in advance. 
• Develop and implement recovery plans when projects fall behind. 
• Anticipate upcoming decisions, constraints, and coordination requirements to protect the schedule. 
4. Subcontractor & Resource Management
• Coordinate subcontractors and ensure clear understanding of scope, schedule, quality, and site requirements. 
• Hold subcontractors accountable for performance while developing strong long-term trade relationships. 
• Review subcontractor progress, quality, and invoices. 
• Coordinate materials, equipment, deliveries, and labor to support project schedules. 
• Evaluate subcontractor performance and provide feedback to the Production Manager. 
5. Cost & Scope Management
• Understand project estimates, budgets, scope, and contractual requirements. 
• Clearly understand what is and is not included in the estimate. 
• Monitor job costs and identify potential overruns or scope gaps early. 
• Prevent unauthorized or unplanned work from becoming field commitments. 
• Communicate potential cost exposure promptly to the appropriate team members. 
6. Client & Internal Communication
• Maintain professional, clear, and proactive communication with clients regarding construction progress, schedules, site visits, and significant issues. 
• Address client concerns promptly while maintaining appropriate boundaries between relationship management and project management. 
• Maintain strong coordination between Field, Production, Design, Estimating, and Leadership. 
• Escalate issues appropriately while taking ownership of problems that can be resolved at the field level. 
7. Documentation & Accountability
• Maintain accurate and timely project documentation in Buildertrend and other company systems. 
• Document progress, issues, decisions, deficiencies, and action items. 
• Ensure permits, inspections, and required documentation are completed on time. 
• Provide the Production Manager with clear reporting focused on risks, exceptions, decisions, and next actions. 
• Follow through on commitments without repeated reminders or unnecessary escalation. 
8. Preconstruction & Project Readiness
• Review plans with Design and Estimating for buildability, constructability, coordination, and completeness. 
• Review estimates and subcontractor bids for scope gaps, completeness, and field feasibility. 
• Provide input on structural, framing, civil, architectural, and construction details. 
• Visit upcoming project sites with the team and subcontractors to identify site conditions that may affect cost, logistics, or schedule. 
• Work with the Production Manager to ensure projects are fully prepared before entering construction.

• Projects consistently meet schedule milestones, or risks and recovery plans are identified early.

• Materials, labor, equipment, and trade partners are planned sufficiently in advance to prevent avoidable delays. 
• Job costs and scope issues are identified early rather than becoming surprises. 
• Clients are informed and confident, without the field team allowing relationship management to interfere with project management. 
• Documentation and Buildertrend information are accurate so that leadership can understand project status without chasing information. 
• Projects enter construction buildable, coordinated, and ready to execute. 
• Problems are solved at the lowest appropriate level, with escalation when necessary.

Qualifications
Experience & Technical Knowledge
• 10+ years of full-time experience as a Superintendent or similar field leadership role in high-end residential construction. 
• Strong background in residential framing and structural construction. 
• Strong understanding of structural, civil, architectural, and construction plans. 
• In-depth knowledge of high-end residential construction methods, systems, techniques, and building codes. 
• Ability to read and interpret blueprints, specifications, contracts, and estimates. 
• Experience managing multiple complex residential projects simultaneously. 
• Proficiency with construction management software; Buildertrend experience preferred.

Education: Bachelor's degree in Construction Management, Engineering, or related field preferred.
Physical Requirements
• Ability to work safely on active construction sites under diverse conditions, including deconstruction, excavation, structural, and finish phases. 
• Ability to ascend and descend stairs and ladders. 
• Ability to carry up to 70 pounds.
