Project Manager in Overland Park

Job Description We are seeking a seasoned Project Manager with a proven track record in ground-up commercial construction. This isn't a "renovation" role; we need a leader who understands the complexity of taking a project from an empty lot to a ribbon-cutting ceremony. Salary: $100,000 - $150,000 Key Responsibilities Pre-Construction & Planning: Lead the transition from estimating to operations. Review blueprints, site surveys, and soil reports to identify potential logistical hurdles before the first shovel hits the dirt. Full Lifecycle Oversight: Manage all phases of ground-up development, including excavation, foundation, structural framing (steel/concrete), building envelope, and interior build-out. Budget & Financial Control: Maintain rigorous oversight of project costs. You will be responsible for P&L, managing change orders, and ensuring the project remains profitable without compromising quality. Schedule Management: Develop and maintain the Master Progress Schedule. You must be able to anticipate "critical path" delays like weather or supply chain lags and implement recovery plans. Subcontractor Coordination: Vet, hire, and manage specialized trades. You’ll ensure that the sequence of work is logical and that safety standards are strictly enforced on-site. Stakeholder Communication: Act as the primary point of contact for owners, architects, and city inspectors. Core Requirements Experience: Minimum of 58 years in construction management, with at least 3 years specifically leading ground-up commercial projects (e.g., retail hubs, office buildings, or industrial warehouses). Technical Savvy: High proficiency in construction software (Procore, Bluebeam, or MS Project). You should be able to read 3D renderings and complex architectural sets with ease. Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field (or equivalent field experience). Regulatory Knowledge: Deep understanding of ADA requirements, IBC (International Building Code), and OSHA safety regulations. Skills Problem-Solving: The ability to stay calm when a utility line isn't where its supposed to be or a concrete pour gets delayed. Leadership: A "firm but fair" approach to managing subcontractors and junior engineers.
