POSITION DESCRIPTION SUMMARY

The Superintendent provides Msquare Construction, Inc.’s frontline project supervision and control at the jobsite. The Superintendent is responsible for overseeing and coordinating all on-site construction activities to ensure projects are completed safely, on schedule, and in accordance with contract documents, quality standards, and company policies. Superintendent leads field operations and serves as the primary on-site authority for daily construction execution. The Superintendent directs and coordinates all aspects of the field construction process that includes coordinating subcontractor schedules, arranging for the delivery of materials and supplies, supervising Company employees assigned to the job and monitoring jobsite safety conditions. This position will also be responsible for ensuring that the Project Manager is kept informed of current and future activities including inspections and delays in the project schedule. Other Functional Roles Include Serve as the main on-site point of contact for owners, architects, and inspectors Plan, coordinate, and supervise all on-site construction activities Direct subcontractors and field labor to ensure proper sequencing and productivity Ensure work is performed in accordance with drawings, specifications, and schedules Maintain daily reports, site logs, and field documentation Regularly coordinates with the subcontractors as to the current job status and any immediate problems Coordinates with the owner or Architect on problems, work schedule and change orders Ensure that the subcontractors are in control of their crews, tools, and equipment Plans and anticipate problems; has a solution available for implementation when a problem arises Enforces Msquare Construction Inc.’s jobsite policies and procedures Enforce company safety policies and OSHA requirements Conduct daily safety briefings and job hazard analysis Maintain a clean, organized, and safe jobsite Ensure quality standards are met and deficiencies corrected Coordinate inspections and testing Manage punch lists and corrective work Communicate daily with Project Managers, subcontractors, and inspectors Participate in project meetings and provide field input Assist with project closeout activities including final inspections and punch lists Ensure as-built drawings and field documentation are maintained

POSITION QUALIFICATIONS

REPORTING RELATIONSHIPS

The Superintendent reports directly to the Project Manager. All assigned employees on a job report to the Superintendent at the jobsite. All subcontractors on a job report to the Superintendent at the jobsite. Requirements Education: Recommended: Two-year associate’s degree in construction or engineering. Experience A minimum of two years of construction experience with at least one year as a Foreman, Assistant Superintendent, or with other related project supervision experience. License/Certification Must have a valid Driver’s License with a clean driving record. Skills/Knowledge Must be skilled in construction trade. Must be able to read, understand and interpret drawings, blueprints plus technical specifications and addenda. Must be able to anticipate and identify the various jobsite priorities and direct the subcontractors and their crews to meet these priorities. Must be skilled in human relationships and able to deal with widely varying language and intellectual skills among employees and subcontractor’s personnel. Must have a good mathematical aptitude and be able to work with the relationships of costs, materials, and authorized labor hours. He must be familiar with applicable construction and codes as well as Federal and State labor and safety laws. The ability to communicate in Spanish, both orally and written, is a plus. Must have good analytical skills to read and analyze several levels of blueprints and note conflicting areas. Must be able to communicate with all levels of employees and managers on a one‑on‑one basis as well as in groups. Must be able to direct and follow‑up to ensure that desired corrective actions are taken. Must be a decision‑maker, who has the ability to quickly define problems, collect data, evaluate alternatives, develop good cost‑effective solutions, and then can communicate these conclusions. Physical The position requires that the employee be able to move, bend, stoop, crawl, climb, and perform many jobsite activities. Must be able to see and hear (corrected if necessary) well enough to safely work on the jobsite, instruct employees and hear their responses, see peripherally, near and far for safety reasons. Must have good use of hands, arms, legs, and back to have the ability to quickly move or lift at least one hundred pounds of weight. He must present a favorable appearance by being clean and neatly groomed. Mental Must be able to read and write in English well enough to read, understand, and review jobsite reports and documents. Must be able to “think on his feet” and apply common sense to jobsite construction decisions. Working Conditions While in a field office, the position will work in an environmentally controlled, office setting; however, the position will be mostly exposed to jobsite conditions at project and owner sites. These conditions will expose this individual to high noise levels, fluctuating temperature, dirty conditions, dust, fumes or airborne particles and risk of accidents. The minimum workday is eight, depending upon the project’s time frame, there could be extended daily and weekly time on the job. There will be occasions when Saturday and Sunday work is required. AUTHORITY And ACCOUNTABILITY Authority: Responsibilities The Superintendent is delegated sufficient authority by the ProjectManager or Operations Manager to carry out the assigned responsibilities. In this regard, the position has the authority to: Provide the overall supervisory responsibility for assigned work crews and subcontractors on assigned jobs. Hire and terminate Trades. (Not Subs) Direct, schedule and coordinate the work of subcontractors. Review with the Project Manager any disciplinary action that is required for field employees or subcontractors and prepare disciplinary reports for prohibited acts or unsatisfactory work in accordance with Company policy. Schedule material, equipment and subcontractors to assigned jobs according to the project schedule and work requirements. Correct any safety hazards, establishing and enforcing safety measures, thoroughly investigating potentially serious safety situations and implementing corrective measures. Establish the start and quitting times for all assigned crews and subcontractors. Establish quality control standards and supervise their implementation. The position has the authority to take any reasonable action necessary to carry out the position’s responsibilities, as long as it is consistent with good project supervision, safety, cost control and quality achievement. Assist the Project Manager with subcontractor evaluations. The Superintendent Does Not Have The Authority To Start work on any Change Order or Time & Materials Order without the prior approval of the Project Manager. Accept any “Out-of-Specification” Materials without the prior approval of the Project Manager. Deviate from any project plans or specifications without the prior approval of the Project Manager. 5.11 Accountability The Superintendent Is Accountable For The successful completion of all assigned projects. This means that the jobs are finished on schedule, at or under the cost estimate, in accordance with the plans and specifications and there are no charge backs or disputes from the customer or owner. Keeping the Project Manager informed of any unusual inspection, job or safety problems that will affect the job’s costs or completion dates. Maintaining a safe work area, reporting any worker injury to the Project Manager. Holds weekly safety meetings with subcontractors and employees Maintaining assigned Company equipment, vehicles, and radiophones in good working order. Maintaining a daily timesheet and project report and forwarding a copy to the office along with all cost coded receipts, invoices, and delivery tickets every day. Performing any other activities, duties, and responsibilities that the Project Manager or the Operations Manager may assign. Therefore, the undersigned are in common agreement on the functional role of Superintendent, as outlined in this document.
