Network Real Estate - Negotiator
As part of a CENRE- Lease Optimization Team aimed towards optimizing the lease portfolio, this position is responsible for the renegotiation of existing Network cell site lease locations.
Core responsibilities include negotiating lease terms with landlords and property management companies, managing the process of complex amendments to existing leases, overseeing the preparation of lease documentation for signature routing, and ensuring compliance with all applicable regulations.
The negotiator will be expected to handle a high-volume of lease renegotiations in an effective manner and function as part of a high functioning team, working cross organizational to ensure goals and objectives are met in alignment with established operating and savings targets.
Negotiator must have advanced negotiation skills to complete negotiations with a variety of landlord interactions.
They must be proficient with financial acumen and modeling.
The ideal candidate must understand how to negotiate Network cell site leases and prepare documentation with complex agreement language.
Negotiator should have excellent interpersonal, presentation, and communication skills and experience in large group settings.
Negotiators will work primarily with the Project Managers on their team as well as the landlords that own the sites they are renegotiating.

- Enthusiastic and motivated negotiators committed to operational excellence.
- Ideal candidates are knowledgeable in lease optimization techniques and must be able to effectively communicate with landlords in order to drive down costs while maintaining partnerships that serve the Network and our overall operational needs.
- Communicate with Landlords: Effectively communicate with landlords and property management companies to create interest for renegotiation of site leases for rent reduction.
- Negotiator will contact these landlords through preparation of letters, emails, and phone conversations. Goals and objectives will be at the individual, team and company level aligning back to overall transformation targets for Real Estate.
- Prepare for Calls: Negotiator will analyze existing rent or lease spend against average market spend trends through research using public records and negotiation dashboard to target appropriate rent reduction and prepare offerings prior to landlord conversation. Market analysis and statistical fact gathering will be done to ensure the negotiator is equipped and informed to commence and close negotiations.
- Input Data: Negotiated will be responsible for maintaining all communications records and negotiation results as they occur.
- They will ensure compliance with the policies and procedure established for all document and data storage.
- Prepare Agreements: Negotiator will be responsible for overseeing the agreement preparation process.
- This may include working with legal (internal and external counsel) to prepare complex amendments regarding the reduction and/or restructuring of current lease agreements and routing the documentation for signature with landlord and internal Client leadership.

Candidates will need to have:
- Bachelors degree or four or more years of work experience.
- Six or more years of relevant work experience.
- Contract management or sourcing experience.
- Experience negotiating and managing complex agreements with significant budgets.
Even better if candidates have:
- A degree.
- Valid Real Estate License.
- Customer service experience.
- Experience negotiating and managing complex agreements with significant budgets.
- Experience reviewing and/or preparing legal documents and/or contracts.
- Data entry and/or quality control experience
- Experience negotiating contracts.
- Ability to communicate effectively over the phone.
- Ability to prioritize, be self-motivated, and multi-task in a fast based environment
- Proven record of effective time management skills.
- Strong organizational skills.
- Strong relationship building and negotiation skills.
- Strong communication skills both verbal and written.
