Property Manager

Job Summary

The Property Manager is responsible for the day-to-day management, maintenance, and overall condition of the company's commercial buildings and restaurant properties. This position coordinates property repairs, preventative maintenance, vendors, inspections, and improvement projects while ensuring properties remain safe, functional, and well-maintained.

Key Responsibilities

• Oversee the condition and maintenance of commercial buildings and restaurant properties.
• Conduct regular property inspections and identify maintenance, safety, cleanliness, and repair needs.
• Coordinate repairs, preventative maintenance, and facility improvement projects.
• Manage vendors and contractors, including obtaining estimates, scheduling work, monitoring completion, and reviewing invoices.
• Work closely with restaurant managers and Operations to address facility-related concerns while minimizing disruption to business operations.
• Oversee maintenance of building systems, including HVAC, plumbing, electrical, lighting, parking areas, landscaping, signage, and other facility components.
• Respond to urgent property and facility issues and coordinate emergency repairs when necessary.
• Maintain records of inspections, repairs, warranties, service agreements, permits, and other property documentation.
• Manage property-related budgets and expenses and identify opportunities for cost savings.
• Maintain and monitor leases, service agreements, insurance requirements, and other property-related obligations.
• Coordinate required property inspections, permits, and compliance requirements.
• Assist with restaurant openings, remodels, renovations, equipment installations, and other construction projects.
• Monitor recurring maintenance issues and recommend long-term solutions.
• Communicate regularly with leadership regarding property conditions, projects, expenses, and outstanding issues.
• Travel between company properties and restaurant locations as needed.
• Perform other duties and special projects as assigned.

Qualifications

• 3+ years of experience in property management, facilities management, commercial property management, construction, maintenance management, or a related field preferred.
• Experience with commercial properties, restaurants, retail locations, or multi-site facilities strongly preferred.
• Experience managing vendors, contractors, and maintenance projects.
• Working knowledge of general building systems and maintenance practices.
• Strong organizational, communication, and problem-solving skills.
• Ability to manage multiple properties, projects, and priorities.
• Proficiency with Microsoft Office and standard business software.
• Valid driver's license and reliable transportation required.

Work Requirements

• Regular travel between company properties and restaurant locations.
• Ability to walk through buildings, parking areas, and property grounds and access mechanical or utility areas when necessary.
• May require occasional evening, weekend, or after-hours availability for urgent property issues.
