Regional Property Manager Job Description Summary: The Regional Property Manager oversees and manages the overall performance and profitability of a portfolio of properties within a designated region. The role develops and implements effective property management strategies, ensures high tenant satisfaction, and optimizes financial returns for property owners. Responsibilities Ensures portfolio and individual communities meet operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports and developing appropriate action plans. Collaborates with community managers to achieve performance goals and works with regional support service leaders to improve asset and team performance. Takes ownership of and implements local and national operational initiatives, championing change and ensuring adoption of revised protocols. Oversees and manages budgets to meet or exceed financial targets. Prepares and presents regular reports on property performance, financial metrics, and market trends to ownership and senior management. Fosters positive relationships with tenants and addresses concerns promptly. Implements tenant retention programs to minimize turnover and vacancy rates. Collaborates with leasing teams to develop and implement effective marketing strategies and maintain optimal occupancy rates. Oversees maintenance programs to keep properties well‑maintained and compliant with regulations. Conducts routine site and safety inspections and communicates concerns and capital needs for physical upkeep. Implements preventative maintenance plans to extend the life of assets. Stays current with local, state, and federal regulations affecting property management. Ensures compliance with relevant codes, laws, and regulations. Identifies and mitigates potential risks related to property management and ensures appropriate insurance coverage. Conducts market research and analysis to identify opportunities for property improvement and stay ahead of market trends. Qualifications Bachelor’s or Master’s degree from an accredited institution, preferred in business, real estate, or related fields. Minimum 3 years of relevant experience in a leadership role managing diverse properties. Proficiency with property management software (Yardi and/or Real Page), word processing, spreadsheets, and database applications. Strong financial acumen and analytical skills. Excellent communication and team‑management skills. In‑depth knowledge of real estate laws, regulations, and market trends. Ability to create and manage stakeholder relationships. Specialized Skills Real estate license required in specific markets; otherwise preferred. Industry certifications (CPM, CAPS, CAM, etc.) preferred. Compensation Salary is determined by business requirements, prior experience, current skills, and geographic location. Eligible for quarterly or annual bonus programs for corporate positions, and weekly, monthly, or quarterly bonuses for onsite positions.
