DescriptionSREIT –Valuation Analyst/AssociateLocation: New York, NYStarwood Real Estate Income Trust, Inc. is a perpetual-life, monthly NAV REIT that directly invests in high quality, stabilized, income-producing real estate. SREIT is managed by Starwood REIT Advisors L.L.C., a subsidiary of Starwood Capital Group. The Valuation Analyst/Associate will play a key role in supporting SREIT’s valuation and performance reporting processes. This opportunity offers significant exposure to many SCG team members including Portfolio Management, Asset Management, Capital Markets, Acquisitions, Finance and Investor Relations. Responsibilities include:Support monthly valuation process for SREIT, which includes global investments across multiple sectors, primarily multifamily and industrialPrepare and maintain internal valuation models (Excel, Argus, Anaplan), utilizing input from Asset Management, reviewing and analyzing property financials, and conducting independent market researchAssist in the quarterly review of third-party real estate appraisals, including coordination of supporting documentation, analyzing appraisal assumptions and discounted cash flows, and preparing summaries of results Communicate directly with third-party appraisers and SREIT’s independent valuation advisor as part of the quarter-end appraisal process Produce asset and fund level reporting for senior management, investors and board of directors on a monthly and quarterly basisAid in valuation automation and AI projects intended to enhance efficiencies in the group’s reporting processes, procedures and analyticsSupport SREIT’s Finance and Investor Relations teams on an ad hoc basis for due diligence and/or investor requestsPerform ad hoc sensitivities and analyses to assess impacts to portfolio valuations or returns based on changes to property and/or portfolio assumptions Qualifications:Bachelor’s degree in real estate, finance, business or related area with strong GPA2–5 years of relevant real estate valuation background preferred. Multifamily experience is a plus. Experience with open-ended real estate fund finance, valuations and performance reportingFamiliarity with financial modeling, including discounted cash flow analysesProficient in Argus, Microsoft Excel, Word and PowerPoint. Experience with AI tools a plusExperience in managing, updating, analyzing and presenting large quantities of dataExcellent communication skills (both written and oral)Strong analytical and quantitative skills and detail-orientedHighly organized and ability to multitask with many prioritiesAuthorization to work in the United States Expected annual base salary: $90,000 to $140,000
