Job Summary EASTERN TITLE DIVISION Job Description: In this role, you will need to have experience in building clientele on a basic, as well as more complex loan and sale transactions. Demonstrating continued development of operating their own unit and managing workflow to meet the needs of the customer. As the unit lead, collaborates and strategizes with management, sales, and marketing resources to increase revenue, is capable of consistently maintaining existing client base, and obtaining new business (selling from behind the desk). Responsibilities Capable of coordinating, processing, and disbursing basic residential and refinance transactions with moderate assistance or support, as defined by management. Continuing to evolve proactive problem‑solving skills. Communicates and confirms information about a transaction with principals, agents, lenders, and/or other parties. Verifies and reviews all information in the preliminary report/title commitment while clearing title requirements by researching discrepancies, obtaining lien releases, and clearing any other encumbrances. Tasks to Central Processing Unit, Title, and team members (as available and applicable). Prepares and/or directs preparation of required documents, escrow instructions, closing statements and disclosures (i.e., settlement statements, tax reporting, etc.) detailing the accounting of the transaction in accordance with all state and federal regulatory requirements. Prepares funding packages, provides conditions, receipts in lender funds, authorizes loans to fund, and disburses funds. Schedules appointments, assembles documents for signing for both in‑office signings and out‑of‑office signings including coordination of mobile notary services. Conducts signings of documents with customers. Satisfies requirements for the issuance of title insurance including preliminary report/title commitment review and clearing with limited oversight and support. Assembles and submits completed Policy Write‑Up instructions to the Title Department. Reviews all documents to be recorded for accuracy and completeness. Calculates the Company’s fees, charges, and title premium(s) pursuant to the applicable rate rules and guidelines regarding filed or posted rates applicable to the county and state. Uses and interprets these resources to independently calculate fees, charges, and premiums on transactions beyond the automated and/or provided fee calculator tools and resources. Takes initiative to tackle challenges head‑on, brings innovative solutions and confident decision‑making to the team, and maintains resilience and attention to detail to anticipate and mitigate potential issues. Assists with business development including collaboration with Sales Executives, maintaining and growing existing client relationships, building new business, and attending events. Attends industry or real‑estate functions representing the Company as directed/approved by management. Qualifications Fully executes and delivers on projects and initiatives in alignment with the current role. Stays current with regulations, procedures, and policies by using emerging technologies, learning resources, professional relationships, and other resources. Always maintains the highest level of customer service. Always maintains confidentiality. Thoroughly documents all conversation and actions on a transaction file to ensure clarity, accountability, and transparency in all transactions. Adapts to changing industry trends, business skills, and technology, including facilitation and support for the staff to do the same. Supports, cooperates, engages, and contributes to company goals, projects, and initiatives related to technology, production processing standards to meet business needs. Intermediate understanding of accounting principles (debits and credits). Intermediate knowledge of title insurance policies and endorsements. Intermediate knowledge of escrow, closing documents and terminology. Notary commission preferred.
