Assistant Project Manager

About the Role TheAssistantProjectManagerisresponsibleforassistingtheprojectmanager(s)intheplanning,managementdirection,projectcompletion,clientsatisfaction,andfinancialoutcomeofassignedconstructionprojects.TheAssistantProjectManagerwillberequiredtoassistprojectmanager(s)incoordinatingallcontractualrequirements,designdrawings,andprojectspecifications. Responsibilities Projectsetup. IssueCertificateofInsurance,Permit,andPerformance/PaymentBondifapplicableforeachproject. Readandunderstandtheprojectcontractandprojectspecifications. Develop,update,andmonitorthePurchase&DeliveryScheduleforeachproject. Createbuyoutsfromprojectutilizingplans,specsanddocumentsfromestimating. Maintainaworkingsetofcontractdocuments(i.e.incorporateallbulletins,ASI'sandsuchwithintheoriginaldocuments)sothatallinformationiscurrent. Assisttheprojectmanagerinpricingchangeorders,thencreatechangeorderwithinTimberlinesystemandsendtoGC/Ownerforapproval. IssueRFI's,generatedbyprojectmanager,throughtheTimberline(T/L)systemandinternalfoldersystem.TrackresponsesthroughT/Lsystemandkeeptrackiftheresponsesarepotentialchangeorders. UpdateallinformationusingourFTPsite,otherresources(Procore,BlueBeam,ShareFile,PlanGrid)etc.toensuretheprojectforemanhasaccesstoreal-timeupdatedinformationonallRFI's,submittals,&contractdocuments. Assistfieldteammemberswithanyrequeststheymayhaveorrequireforefficiency. RequestandassembleallO&Mmanualsfromcorrespondingvendorfromwhomwepurchasedtheequipment. Requestvalvetagchartsandas-builtsfromprojectforemanbeforeprojectcompletion. Preparethefinalcloseoutdocumentspertheproject'sspecificationsandsubmittotheGC/Owner. Assistprojectmanagerwithmonthlyclose,confirmallchangeordersareenteredinTimberline,andconfirmallsubsinvoicesreceivedforeachjobforthecurrentmonth. PrepareandprintrequireddocumentsformonthlyCTCmeetings. Qualifications Toperformthisjobsuccessfully,anindividualmustbeabletoperformeachessentialdutysatisfactorily.Therequirementslistedbelowarerepresentativeoftheknowledge,skill,and/orabilityrequired.Reasonableaccommodationsmaybemadetoenableindividualswithdisabilitiestoperformtheessentialfunctions. Adegreeinconstructionmanagementorrelevantexperience. ComputerSkills:Toperformthisjobsuccessfully,anindividualshouldhavemid-levelexperienceforworkingwithExcel,MicrosoftWordandBluebeam.ExperiencewithProcoreandSageishelpful. OtherSkillsandAbilities:MustbeaTEAMplayer,abletocommunicateandcollaboratewithteammates. Provenabilitytomanagemultipleprojects/activitiesinadynamicfast-pacedenvironment. Abletoworkindependently. Superiorcommunicationandorganizationskills. Strongdocumentmanagementskills. Stronginterpersonalskillsandabilitytoworkwithcross-functionalteams. Mustworkwellunderpressureandabletoaskforassistancewhenneeded. Mustpossessgreatpeopleskillsandbecapableofbeingcustomercentric. Musthavetheabilitytomaintainandbuildclientrelationships.
