Job Responsibilities Perform all sales and leasing activities to achieve the property’s revenue and occupancy goals by greeting, qualifying prospects, conducting tours, processing applications, screening, preparing leases, and ensuring a smooth move‑in and lease signing experience. Collect all pertinent information from prospective residents at move‑in and record it appropriately. Stay informed about market and competitor conditions, collaborate on marketing plans, develop short‑ and long‑term strategies, and follow property policies to boost occupancy. Design and execute marketing activities and events to drive traffic, including referral programs, outreach programs, internet marketing tools, and special programs. Use on‑site property management software to track apartment availability, record traffic, manage resident and prospect data, capture demographics, and analyze results. Ensure show units meet standards by daily inspecting the tour path and ready units, communicating maintenance needs, merching units, and preparing the leasing office. Follow up with prospects and new residents within 24 hours using email, thank‑you notes, cards, or calls to finalize decisions and document the process. Execute the lease renewal program by preparing renewal letters, contacting residents, and ensuring timely renewal documentation. Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems. Demonstrate customer service skills by treating residents, prospects, and guests with respect, answering questions, and responding sensitively to complaints. Attend community and networking events, align with local associations, and participate in outreach marketing to drive traffic and generate referral sources. Complete various financial, administrative, and other reports and analyses, and perform other duties as assigned. Assist the Lifestyle Coordinator by attending and helping set up events as required. Qualifications High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred. 1‑3 years minimum of relevant experience in sales, marketing, internet, and customer service. Demonstrated ability to read, write and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions. Mathematical skills necessary to process sales conversions. Ability to apply sales skills such as generating leads, conducting presentations, qualifying prospects, and closing. Specialized Skills Required licenses and certifications as mandated by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property. Proficiency in word processing, spreadsheets, property management applications, and database management programs for reports and documents. Proficiency and fluency in internet marketing, advertising, and sales‑related functions. Ability to adapt sales messaging to specific markets and professions. Travel / Physical Demands Work primarily in an office environment with frequent exposure to outdoor elements. Must be able to access all interior and exterior parts of the property and amenities. Must be able to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance, and stand for extended periods. Routine local travel may be required for meetings or market research. Must work a flexible schedule, including evenings, weekends, and holidays. Additional Compensation Corporate Positions: Eligibility for quarterly or annual bonus program based on individual and company performance.
