Compliance Coordinator

The Compliance Coo rdinator is responsible for ensuring compliance with all affordable housing program requirements, including LIHTC, HUD, and other applicable regulatory programs. This position supports resident eligibility, recertification processes, reporting requirements, audits, inspections, and ongoing compliance activities while providing exceptional customer service to residents and supporting operational excellence throughout the community.
KEY RESPONSIBILITIES
- Manage resident certifications and recertifications in accordance with LIHTC, HUD, and other affordable housing program requirements
- Review and verify resident income, assets, household composition, and supporting documentation to determine eligibility and continued program compliance
- Maintain accurate resident files and compliance records in accordance with regulatory requirements and company policies
- Prepare, review, and submit certification and recertification documentation for approval and audit readiness
- Coordinate move-ins, move-outs, transfers, and unit turnovers for affordable housing units
- Monitor upcoming certifications and provide required resident notifications (120/90/60/30-day notices)
- Complete monthly, quarterly, annual, and special compliance reporting requirements accurately and timely
- Assist in preparing properties for REAC, MOR, state agency, investor, and third-party compliance audits and inspections
- Conduct file audits and quality-control reviews to ensure compliance and identify corrective actions when necessary
- Perform property inspections related to affordable housing compliance standards
- Respond to resident inquiries regarding certifications, eligibility requirements, and program guidelines
- Coordinate with management, auditors, regulatory agencies, and compliance partners to resolve eligibility, rent calculation, and compliance-related issues
- Monitor and maintain compliance-related documentation within property management software systems
- Assist with the development, implementation, and communication of compliance policies and procedures
- Follow up on resident service requests and work orders to support resident satisfaction and property compliance standards
- Remain informed on changes to affordable housing regulations and assist with training and education efforts as needed
- Follow all Fair Housing regulations, company policies, and safety procedures
- Complete special projects and other responsibilities as assigned
REQUIRED QUALIFICATIONS
- High school diploma or GED required
- Minimum of 2 years of experience working in affordable housing compliance, LIHTC, HUD, or related housing programs
- Strong knowledge of LIHTC and HUD regulations, compliance requirements, certification processes, and file documentation standards
- Experience preparing properties for audits, inspections, REAC reviews, MOR reviews, or compliance monitoring visits
- Strong organizational skills with the ability to manage multiple deadlines and priorities
- Ability to work independently while maintaining accuracy and attention to detail
- Ability to maintain confidentiality and handle sensitive resident information professionally
- Valid driver's license and reliable transportation if required for business purposes
PREFERRED QUALIFICATIONS
- Bilingual English/Spanish strongly preferred
- Housing compliance certifications such as HCCP, COS, TCS, SHCM, or equivalent
- Experience with Yardi or other affordable housing/property management software platforms
- Experience working with diverse resident populations in affordable housing communities
- Knowledge of state housing agency compliance requirements and reporting processes
COMMUNICATION SKILLS
- Strong verbal and written communication skills
- Ability to explain complex affordable housing regulations and certification requirements clearly and professionally
- Strong resident service and customer relations skills
- Ability to build positive working relationships with residents, regulatory agencies, auditors, and team members
- Professional telephone, email, and in-person communication abilities
- Strong problem solving and conflict resolution skills
- Ability to communicate sensitive information with discretion and professionalism
- Strong organizational and follow-up communication skills
TECHNOLOGY SKILLS
- Proficiency with Microsoft Office Suite (Outlook, Word, Excel)
- Experience using property management and affordable housing compliance software, including Yardi preferred
- Ability to maintain accurate electronic resident records and compliance documentation
- Experience generating reports, tracking deadlines, and managing compliance workflows through software systems
- Ability to learn and adapt to new technology platforms and regulatory reporting systems
- Proficient data-entry and record-management skills
PHYSICAL/WORK REQUIREMENTS
- Regular office work with frequent interaction with residents and team members
- Frequent sitting, standing, walking, and file review activities
- Ability to conduct property inspections throughout the community, including walking stairs when necessary
- Occasional lifting of files, office supplies, and materials up to 25 pounds
- May require attendance at audits, inspections, training events, or meetings outside normal business hours as needed

- Paid Time Off: Employee will accrue 5.23 hours of paid time off per pay period for a total of 17 days per year.

- Following six (6) months of employment at the Company, you will be eligible per birth, adoption or placement of a child for four (4) weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child.
- Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
