The Facilities Maintenance Technician maintains safe, comfortable, and well-functioning residential properties by resolving resident service requests, performing preventative maintenance, and completing general repairs. This role supports multiple properties within the local area, ensuring building systems, interiors, and grounds remain in excellent condition while delivering responsive and professional service to residents and colleagues.

Responsibilities

• Respond to and resolve resident service tickets promptly, ensuring issues are diagnosed accurately and repaired to a high standard.

• Perform preventative maintenance on building systems and equipment to reduce downtime and extend asset life.

• Complete make-ready work on vacant units, including repairs, touch-ups, and functional checks, to prepare homes for new residents.

• Carry out general property upkeep, including minor repairs, adjustments, and appearance improvements throughout the community.

• Support grounds maintenance tasks as needed to keep exterior areas clean, safe, and well-presented.

• Perform electrical work such as basic wiring, fixture replacement, and troubleshooting within scope of role and safety guidelines.

• Handle plumbing tasks including minor leak repairs, fixture replacements, and drain clearing.

• Conduct carpentry and drywall repairs, including patching, painting, and structural touch-ups to maintain interior finishes.

• Service and troubleshoot appliances, ensuring they operate safely and efficiently.

• Assist with HVAC-related tasks within skill level, including basic troubleshooting and coordination for more complex service needs.

• Participate in a rotating on-call schedule to respond to after-hours maintenance emergencies as assigned.

• Follow safety procedures and best practices while using tools, equipment, and materials.

• Document work performed, parts used, and time spent to support accurate maintenance records and communication with the team.

Essential Skills

• 3–5 years of well-rounded maintenance experience, preferably in a multi-family or similar residential environment.

• Proficiency in facilities maintenance, including routine inspections, repairs, and preventative maintenance.

• Hands-on experience with electrical work, including basic wiring and troubleshooting within a maintenance setting.

• Practical plumbing skills, including diagnosing and repairing common residential plumbing issues.

• Ability to troubleshoot building systems, equipment, and resident maintenance concerns effectively.

• Experience with painting, including surface preparation, color matching, and finishing.

• Drywall repair skills, including patching, sanding, and finishing to a professional standard.

• Basic HVAC knowledge and experience assisting with troubleshooting and minor service tasks.

• Appliance repair experience within residential units.

• Valid driver’s license.

• Reliable transportation to travel between properties as needed.

• Ability to participate in a rotating on-call schedule for after-hours maintenance needs.

• Positive professional references demonstrating reliability, workmanship, and customer service.

Additional Skills & Qualifications

• Previous maintenance experience in multi-family housing or similar property types is preferred.

• Strong customer service mindset with the ability to communicate clearly and respectfully with residents and team members.

• Ability to work independently, manage time effectively, and prioritize multiple maintenance requests.

• Comfort using basic hand tools, power tools, and maintenance equipment safely and correctly.

• Attention to detail and commitment to maintaining a clean, orderly, and safe work environment.

• Willingness to support nearby regional properties as needed.

• Adaptability to handle a variety of maintenance tasks across electrical, plumbing, carpentry, painting, and general repairs.

Work Environment

This role is based on residential properties within the local area, with occasional support to nearby regional locations. You will work primarily on-site, moving between units, common areas, building systems, and outdoor spaces throughout the day. The position involves hands-on use of tools and equipment related to electrical, plumbing, painting, drywall, HVAC support, and general facilities maintenance. Work hours follow a standard schedule with participation in a rotating on-call system for after-hours emergencies. The environment includes both indoor and outdoor work in varying weather conditions, and you may navigate stairs, ladders, and tight spaces as part of daily tasks. Dress should be practical and appropriate for maintenance work, allowing safe use of tools and adherence to safety guidelines.

Job Type & Location

This is a Contract to Hire position based out of Lawrence, KS.

Pay and Benefits

The pay range for this position is $25.00 - $28.00/hr.
