Senior Commercial Estimator / Project Manager

Commercial Fencing and Perimeter Security | Union County, New Jersey

Our client is an established commercial fence contractor with roughly twenty years in the market, serving commercial, industrial, institutional and government clients throughout New Jersey and the surrounding region. Project scopes generally run from $500K to $7M+, with a steady volume of work coming through the door. The firm is adding a Senior Commercial Estimator / Project Manager to price and manage that work, reporting directly to ownership.

KEY RESPONSIBILITIES:

• Review plans, specifications, addenda and contract documents.
• Perform quantity takeoffs and prepare complete cost estimates for fencing, gate and access control scopes.
• Turn around a high volume of bids accurately and on schedule.
• Solicit and evaluate vendor and subcontractor pricing.
• Identify scope gaps, exclusions and value engineering opportunities.
• Prepare proposals and requests for information, and track bid calendars and submission deadlines.
• Follow proposals through award and negotiate contracts.
• Maintain relationships with general contractors, developers, municipalities, architects and owners.
• Pursue additional bid opportunities and help build the commercial pipeline.
• Manage awarded projects from turnover through completion, including budgets, procurement, schedule and manpower.
• Review shop drawings and submittals, and price and negotiate change orders.
• Monitor job profitability and support billing, collections and project closeout.
• Mentor junior estimating staff and help refine estimating procedures.

QUALIFICATIONS:

• Five or more years of construction estimating experience, ideally with a specialty subcontractor.
• Comfort pricing a high volume of small to mid-sized scopes rather than a limited number of large pursuits.
• Working knowledge of both public and private bidding procedures.
• Ability to read and interpret architectural, civil, structural and site plans.
• Strong blueprint reading and quantity takeoff skills.
• Familiarity with commercial construction contracts and terms.
• Proficiency with Microsoft Office and estimating or takeoff software.
• Experience with fencing, gates, access control, guardrail, site work or comparable trade scopes preferred.
• Ability to work full time on site in Union County, New Jersey, 8:00 to 5:00, Monday through Friday.
• Valid driver's license.

COMPENSATION AND BENEFITS:

Base salary plus commission. Commission is paid on work flowing through the company in the normal course of business rather than solely on self-originated projects. Benefits include medical, dental and vision coverage, paid vacation, holidays and paid time off, a company vehicle or vehicle allowance, and a cell phone allowance.
