This position provides leadership, training, supervision, and evaluation for custodial employees both directly and indirectly; establishes consistent cleaning standards; supports preventive maintenance expectations; and works with Facilities Operations, Health and Safety, Human Resources, building leaders, and industry partners to ensure efficient, safe, accountable, and high-quality custodial services across the district. Provides strategic leadership for custodial services, service standards, and continuous improvement. (25%) Aligns custodial services with district mission, core values, operational goals, and building needs. Develops, communicates, and maintains a shared vision for custodial service delivery across district sites. Works with Facilities Operations leadership, Building Operations Supervisors, Building Engineers, and stakeholders to establish sustainable housekeeping standards, cleaning zone maps, and staff cleaning assignments. Conducts research and collaborates with custodial, maintenance, and industry experts to establish efficient housekeeping means, methods, equipment standards, and procedures. Inspects custodial work at district sites to ensure services meet the standards established in the custodial service model. Provides performance leadership, staff development, and accountability. (30%) Designs, conducts, and evaluates training for new custodial hires and annual district-wide custodial staff training. Works with Human Resources, Facilities Operations, and Health and Safety to ensure new custodial employees understand workplace safety requirements, district policies, and procedures. Works with Building Operations Supervisors and Building Engineers to communicate and demonstrate ISD 279 housekeeping standards and acceptable methods for achieving those standards. Collaborates with the Facilities Operations Management Team to set goals, make observations, collect data, assess custodial performance, and address performance gaps. Provides supervision, feedback, and routine performance evaluations for custodial staff and building engineers. Posts, screens, interviews, and hires custodial team members in accordance with the Teamsters collective bargaining agreement. Coordinates summer cleaning programs and supervises summer casual custodial staff. Demonstrates management skills through resource planning, equipment oversight, and operational coordination. (25%) Manages assigned resources efficiently, monitors expenditures, and reports budget concerns to the Assistant Director. Assesses and proposes custodial and maintenance equipment needs through capital purchase planning. Maintains preventive maintenance standards at all sites through the PM/work order software and regularly communicates PM expectations to custodial staff. Directs the activities of special services teams, including paint crew, carpet installation crew, full-time floaters, part‑time floaters, and summer casual staff. Assists with maintaining painting and carpet replacement schedules for the Director and Assistant Director. Supports facility mapping related to maintenance, custodial service delivery, and building upkeep. Provides input into facilities standards and prioritized recommendations for long‑term facility planning. Demonstrates strong communication, collaboration, and professional leadership. (15%) Communicates clearly in writing, speaking, meetings, trainings, and public settings. Promotes open communication, visibility, accessibility, and responsiveness with staff and stakeholders. Organizes regular meetings with Building Engineers and Building Operations Supervisors to address staff development, common operational issues, custodial methods, and interdepartmental collaboration. Resolves concerns and conflicts professionally, respectfully, and with cultural responsiveness. Maintains confidentiality, represents the district positively, demonstrates professional growth, and builds trust through reliability, competence, sincerity, and care. Other Duties. (5%) Performs other comparable duties of a like or similar nature as assigned by the Assistant Director and/or Director of Facilities Operations. Minimum qualification include: High school diploma or GED. Minimum of eight (8) years of experience in housekeeping and facilities equipment management. Minimum of five (5) years of custodial management experience, or a combination of college coursework/degree and relevant experience. First Class Boilers License required upon hire, with Chief Boilers License within two years. Certified Pool Operator (CPO) certification within one year. Preferred qualifications include: Experience in a K‑12 school district or multi‑building public sector environment. Experience supervising union staff and applying collective bargaining agreement requirements. Experience using preventive maintenance or work order software. Experience developing custodial standards, staff training programs, and service delivery systems. Knowledge, skills and abilities include: Plans, designs, delivers, and evaluates employee training programs. Communicates effectively in written and oral formats with employees, leaders, vendors, and stakeholders. Provides effective supervision, including staff allocation, performance feedback, and accountability. Assesses custodial work quality, skilled trade support needs, equipment needs, and building service conditions. Analyses problems, evaluates alternatives, and collaborates with others to implement practical solutions. Uses technology systems, including PM/work order software and productivity tools, to support operational efficiency and decision‑making. Builds productive relationships with staff, supervisors, building leaders, HR, Health and Safety, and Facilities Operations leadership. Work Environment and Physical Demands: Medium Work: The position requires the ability to perform the physical activities required of a custodian, including standing, walking, reaching, bending, climbing or balancing, stooping, kneeling, crouching, crawling, talking, hearing, and using hands to operate tools, equipment, computers, and standard office equipment. The employee may lift and carry up to 50 pounds occasionally and must be capable of working in confined spaces and at heights. Work is performed in office settings and active school facilities, including mechanical rooms, custodial areas, rooftops, construction or maintenance areas, and indoor/outdoor district sites. The role requires travel between buildings and may involve exposure to physical hazards or environmental conditions. Safety procedures and district protocols must be followed.
