The Maintenance Technician reports to the Area Property Manager and is expected to make teamwork and customer service their top priority. Days will be spent working and completing assignments as given and scheduled by the Area Property Manager and Maintenance Supervisor. This includes, but is not limited to service requests, emergency calls, move in needs, and property task(s) that may be needed daily, weekly, or monthly. The Maintenance Technician must be available for on call rotation and work with other service team members and/or office as needed. Flexibility between needs of the properties daily. The Maintenance Technician, along with every member of our team, will also be responsible for assisting residents, delivering exceptional customer service, and making teamwork a top priority.Pay: $22 - $25 per hour (Full time / 40 hours per week)Schedule: Monday - Friday, 8:30am - 5:30pm, plus on-call rotationLocation: Renaissance at Strawberry Creek Apartments, 7557 Arlington Expy, Jacksonville, FL 32211Job Duties IncludeEnsure the completion of all service requestsInspect community continuously, recording and correcting deficienciesOrder necessary supplies and parts within budgetary guidelinesPerform all general and routine maintenance in the communityEnsure that all keys are kept properlyReplace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basisPerform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs dailyService requests made by residents should be completed within 24 hoursHandle 'on call' duties whenever needed; will carry a cell phone on a regular basisReplace breezeway light bulbs as neededAssist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)Order supplies; communicate and coordinate with vendorsAssist in the distribution of flyers and other materialsAssist in picking up litter & maintain small amount of groundsPerform preventative maintenanceKeep inventoryRequirementsHVAC certification is requiredBi-lingual (Spanish & English) preferred; basic English requiredAt least 2 years of experienceBasic computer skills, including email and some Microsoft productsWhat We're Looking ForCPO certification and REAC inspection experience is a plus!Maintains a service-oriented environment by exhibiting a professional appearance and positive attitudeMust take pride in their workMust have the ability to interact effectively with prospects, residents, peers, and managementMust be able to work with a team or soloStrives to perform maintenance duties in the most cost-effective mannerHas strong organizational, time management, interpersonal, and communication skillsHas knowledge in carpentry, electrical, HVAC, plumbing, painting, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.)Your Benefits PackageAt Atrium, we invest in the whole you -- your HEALTH, your TIME, your FUTURE, and your GROWTH.
