Affordable Housing Community Manager

Company Overview Asset Living is a third‑party management firm founded in 1986 that fosters thriving communities nationwide across multifamily, single‑family rentals, affordable housing, build‑to‑rent, active adult, and student housing divisions. Position Summary The Community Manager oversees the full operations of a housing community under the supervision of the Regional Manager. The role includes responsibilities in personnel, leasing, maintenance, financial administration, and risk management while ensuring compliance with Asset’s policies, safety, and fair‑housing guidelines. Responsibilities & Essential Duties Minimum of 2 years’ experience with affordable housing programs (LIHTC, HUD Section8, USDA Rural Development, HCD Home Funds, etc.). Preferred affordable housing accreditation or designations (HCCP, HCP‑E, COS, BOS, TCS, CPO). Personnel management: screen, hire, train, coach, and schedule on‑site staff; conduct performance reviews, counseling, and terminations as necessary. Financial management: achieve healthy net operating income; develop yearly operating budgets; manage rent and vendor payment collection; produce timely financial reports. Leasing management: develop annual marketing plans; facilitate leasing activities; handle resident complaints and requests; implement retention programs and communication initiatives. Administrative & maintenance oversight: ensure accurate reporting; lead emergency response; monitor service request turnaround; conduct property inspections; manage vendor work orders and maintenance scheduling. Daily on‑site attendance and compliance with company policies, safety, and fair‑housing regulations. Education / Experience High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and proficiency with on‑site software. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular standing, walking, and use of hands; occasional stooping, kneeling, or lifting of up to 25 pounds. Compensation Salary Range: $80,169 per year.
