Maintenance Tech II

POSITION SUMMARY:

The Maintenance II incumbent reports to the Sr. Facilities Director and works to ensure an attractive, safe and well-maintained facility by performing assigned repairs and maintenance tasks related to the overall upkeep of buildings and grounds.

ESSENTIAL FUNCTIONS:

1. Ensures the buildings are clean and safe at all times and assists with cleaning and sanitation as directed.

2. Provides active supervision of maintenance I staff including scheduling, payroll and performance.

3. Completes all maintenance tasks in a timely fashion minimizing downtime due to facility failures ensuring a positive member experience.

4. Assists with routine general maintenance such as room setups for meetings, moving furniture and performing heavier cleaning as necessary or as directed by the Sr. Facilities Director.

5. Maintains all required logs, records and documentation necessary to uphold compliance with municipal codes, branch procedures and association policy.

6. Ensures all facility related annual system inspections and permits are completed in a timely manner.

7. Works effectively with outside contractors including the facility-cleaning vendor to ensure building is clean and projects are completed in a timely and professional manner.


8. Manages facility based supply requests and inventory.

9. Performs regular pool checks i.e. balancing ph, inspecting filtration system etc. Serves as back up pool operator when needed.

10. Records and reports all needed repairs and communicates facility maintenance related updates to Branch Executive and Sr. Facility Director

11. Ensures YMCA building and property is secure and report incidents and hazardous conditions to supervisor.

OTHER DUTIES:

1. Participates in the Annual Support Campaign.


2. Cooperates with other staff members in planning and conducting special events and projects.


3. Maintains appropriate appearance, courteous demeanor, and positive attitude when dealing with children, staff and parents.


4. Demonstrates and models the YMCA's four core values of Caring, Honesty, Respect, and Responsibility.


5. Exhibits personal and professional behavior in a manner consistent with the best interest of the Association, so as not to bring discredit to the Association.


6. Performs such other job-related duties as may be periodically assigned by the Supervisor.

Requirements

QUALIFICATIONS:

• Five years or more in general maintenance or related experience preferred.

• Ability to read and interpret instructions, procedures, manuals, and other documents.

• Ability to report and record maintenance requests.

• Knowledge of cleaning methods and equipment.

• Understanding of the upkeep and care of equipment.

• Understanding of cleaning compounds and chemicals, and their safe, efficient use.

• HVAC experience

• Certified Pool Operator certification must be obtained in first 6 months of employment.

• EPA Certification preferred. (Type I & II or Universal)

PHYSICAL DEMANDS

1. Sufficient physical strength and agility to carry out essential duties.

2. Ability to erect and stand on ladders and platforms at heights up to 30 feet.

3. Ability to work with paint, cleaning equipment, chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder, spray, and aerosol forms.

4. Ability to paint, clean equipment, and operate motorized equipment as needed.

5. Ability to work in conditions that will create dirt and dust.

6. Ability to perform essential maintenance to facility or equipment which may involve, but not limited to the following activities: semi - reaching to full-reach overhead; crouching; kneeling; shoveling; carrying, working in narrow and/or confining spaces: underground, overhead, and at ground level; twisting of the waist, shoulders, and legs; and lying on stomach and/or back.

$19.50-$30.02 per hour
