Executive Director

Overview Located in the northwest corner of Illinois, the Galena Territory Association (GTA) is a member‑owned community that manages 1,900 acres of common property and offers a range of recreational amenities. The Executive Director of the GTA and the Galena Trading Corporation (GTC) will be responsible for the day‑to‑day operations of the Association and the GTC, reporting to a nine‑member Board of Directors. Responsibilities Lead the daily operations of the Association and GTC, ensuring efficient delivery of community services. Develop and manage the Association’s budget, financial reports, and strategic plan. Oversee staff management, including hiring, compensation, benefits, performance reviews, and professional development. Coordinate public safety, security, emergency preparedness, insurance, and emergency services programs. Manage access controls, facility maintenance, landscaping, pool, and golf operations. Maintain compliance with local, state, federal, and nonprofit regulations. Serve as the primary liaison between the Association, its residents, commercial partners, and local government officials. Represent the Association in community events and public affairs. Prepare and present regular operational and financial reporting to the Board. Preferred Qualifications Five or more years of association management experience, preferably with a professional community association manager (PCAM), community association management Association (CMCA), or Master Community Manager (MCM) credential. Experience in staffing, compensation, benefits, public security, insurance, strategic planning, reserve planning, records management, and legal services. Demonstrated ability to monitor financial performance, identify improvement opportunities, and implement actionable measures. Proven record in financial planning, budgeting, cost control, vendor and contract management, reserves management, and investment strategy. Hands‑on experience managing community infrastructure and facilities. Knowledge of applicable local, state, and federal laws, including nonprofit regulations. Commitment to building a collaborative relationship with the Board. Initial Priorities Acquaint with governing documents and the Association’s strategic plan. Understand the Association budget and financials. Build relationships with Board members and staff. Develop a working relationship with the Eagle Ridge Resort and Spa. Meet with local government officials to establish communication channels. Begin the process of CAM licensing with the State of Illinois. Additional Qualifications The ideal candidate will provide innovative, visionary, and strategic leadership to support the Board, committees, members, and staff, ensuring the Association consistently delivers high‑quality programs and enhances its market position. Compensation and Benefits Salary: $150,000–$200,000, commensurate with qualifications and experience. The Association offers a standard CAI/CMIA benefits package and an attractive overall benefits program. A multiple‑year employment agreement may be considered for the successful candidate.
