Community Manager Job Description Summary: This role manages the day-to-day operations of an assigned property, including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals, and ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi‑family housing operations. Responsibilities Provide input into budget development by analyzing financial statements and operational reports. Set rent rates, collect rents and fees, perform monthly bank deposits, and prepare financial status reports. Approve vendor invoices and manage petty cash fund. Oversee lease enforcement: approve applications, negotiate renewals, conduct inspections, enforce notice requirements, and manage evictions and late fees. Analyze market and economic trends to implement short‑ and long‑range marketing and leasing strategies. Promote resident satisfaction and retention by responding to complaints and resolving service issues. Ensure maintenance staff comply with company standards and complete resident service requests promptly. Conduct regular property inspections to maintain safety, cleanliness, and appearance standards. Recruit, interview, hire, orient, and train staff; manage performance in line with company policies. Maintain client/owner relationships through meetings, tours, and updates on property performance. Prepare and complete various accounting, financial, and administrative reports. For California locations, manage the lease process using the California Lease File Checklist. Qualifications Bachelor’s degree preferred in Business Management, Real Estate or related field. 4–6 years of relevant experience in property management, sales, marketing, and customer service. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, capable of working independently and as a team leader. Specialized Skills All required licenses and/or certifications for the relevant state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Proficiency in Internet, word processing, spreadsheet, and database management. Strong proficiency in property management software (Preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills for hiring, leading, evaluating, and managing team members, including maintenance specialists. Travel & Physical Demands Work primarily in an office environment with frequent exposure to outside elements. Incumbents must be able to access all exterior and interior parts of the community and its amenities, push, pull, lift or maneuver weights up to 20 pounds independently and 50 pounds with assistance, and travel locally for bank deposits, training, and outreach events. Compensation and Benefits Salary range: $80,000 – $90,000 per year. Eligible for quarterly or annual bonus program (corporate positions) or weekly, monthly, and/or quarterly bonus programs (onsite positions).
