Community Manager - Millworks

Job Overview Position: Community Manager – Midrise; Stage: Stabilized; Unit Count: 345. Responsibilities encompass overseeing daily operations, financial management, resident relations, maintenance oversight, staff supervision, and owner communication for a multi‑family community. Responsibilities Develop and manage property budgets, analyze financial statements, and prepare monthly status reports. Set rent rates, ensure timely collections, and administer bank deposits and petty cash. Approve vendor, contractor, and service invoices by reconciling work performed, verifying certificates of insurance, and coding charges to the appropriate Chart of Account. Control expenditures to stay within approved budget limits. Oversee lease enforcement: approve new applications, renewals, discounts, conduct inspections, handle notices, evictions, and collection of late fees. Analyze market and economic trends, and implement marketing and leasing strategies to meet occupancy and revenue goals. Promote resident satisfaction by responding to complaints, resolving service issues, and ensuring the maintenance team completes resident requests promptly. Conduct property inspections to maintain safety, cleanliness, and appearance standards. Hire, orient, train, and evaluate property staff, managing performance in line with company policies. Collaborate with owners: conduct tours, provide performance updates, and address owner requests. Complete accounting, financial, administrative reports, and any other duties as assigned. For California locations: manage lease process using the California Lease File Checklist to ensure document completeness and compliance. Qualifications Bachelor’s degree in Business Management, RealEstate, or related field preferred. 4–6years of relevant experience demonstrating application of property management, sales, marketing, and customer service skills. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, capable of independent and team collaboration. Specialized Skills All required state and local licenses and certifications in place. Valid driver’s license for golf cart operation; ensure all staff authorized for golf cart use also possess valid licenses. Proficiency in Internet, word processing, spreadsheet, and database management applications. Strong proficiency with property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills for hiring, leading, directing, evaluating, and managing subordinate staff, including maintenance specialists. Travel / Physical Demands Work primarily in office environment with exposure to external elements. Must access all exterior and interior areas of the property. Capable of lifting up to 20pounds independently and 50pounds with assistance. May be required to travel locally for bank deposits, training, outreach events, or other job duties. Compensation & Benefits Salary range: $80,000 – $90,000. Eligible for quarterly or annual bonus (corporate) or weekly, monthly, or quarterly bonus (onsite).
