Special Servicing Asset Manager

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Special Servicing Asset Manager based in United States.

This is an opportunity to manage a diverse portfolio of non-performing commercial and business-purpose mortgage assets.
You’ll lead complex loss mitigation, enforcement, workout, and liquidation strategies from initial default through resolution.
The role combines borrower engagement, financial and property analysis, negotiation, and commercial real estate expertise.
You’ll work closely with legal counsel, brokers, property managers, inspectors, appraisers, and other specialized vendors.
Your recommendations will directly influence recovery outcomes and help maximize value for lender and investor clients.
The position offers significant autonomy in a deadline-driven environment where sound judgment and proactive problem-solving are essential.
Occasional travel may be required, with the role primarily supporting a geographically diverse portfolio remotely.

• Manage an assigned portfolio of geographically diverse, non-performing commercial and business-purpose mortgage loans secured by commercial, mixed-use, SFR, multifamily, and transitional properties.
• Review performing loan reports to identify assets at risk of default and initiate timely outreach to borrowers following transfer to special servicing.
• Engage directly with commercial borrowers to understand the causes of default, assess financial circumstances, and develop appropriate resolution strategies.
• Review loan documents, servicing agreements, covenants, credit reports, asset searches, and applicable lender remedies to determine available enforcement and workout options.
• Analyze borrower financials, property operations, collateral conditions, market dynamics, valuations, and other relevant information to support asset-level decision-making.
• Negotiate borrower workouts and structure loan modifications, forbearance agreements, and other resolutions within established lender and investor parameters.
• Evaluate and direct enforcement strategies, including foreclosure, trustee sales, receivership, UCC sales, bankruptcy-related strategies, and other remedies as appropriate.
• Prepare formal business plans incorporating default circumstances, enforcement alternatives, recovery strategies, net present value analysis, timelines, and recommended actions.
• Review and perform collateral property inspections and assess property valuations, operating performance, budgets, and disposition strategies.
• Direct and monitor third-party professionals, including attorneys, inspectors, appraisers, property managers, investigators, receivers, brokers, contractors, title agents, and insurance adjusters.
• Prepare projections for asset dispositions, including expected recoveries, losses, costs, and anticipated timelines, while providing appropriate transaction and disbursement instructions.
• Maintain accurate and timely asset status reports, written comments, business plans, documentation, and reporting in accordance with servicing standards.
• Administer defaulted loan sales and complex REO activities, including property management, broker oversight, property condition assessments, budgeting, and disposition planning.
• Support primary commercial servicing teams with borrower outreach, property and market analysis, investor inquiries, and other asset-level needs.
• Identify operational or asset-related risks, develop practical solutions, and ensure appropriate action plans are implemented.
• Complete required compliance, audit, reporting, and annual training activities while maintaining high standards of documentation and service.

Requirements:

• Minimum of 5 years of experience managing defaulted commercial or business-purpose loans , preferably involving commercial, mixed-use, SFR investor rental, multifamily, or transitional properties.
• Strong knowledge of commercial lender default remedies and enforcement strategies, including foreclosure, trustee sales, receivership, UCC sales, and bankruptcy strategies.
• Solid understanding of commercial loan covenants, covenant compliance, loan documentation, servicing agreements, and lender responsibilities.
• Demonstrated expertise in commercial real estate fundamentals, including income-property operations, collateral analysis, property valuation, market assessment, and borrower financial analysis.
• Prior commercial business-purpose loan underwriting experience involving multifamily, mixed-use, commercial-use, SFR rental, and/or construction or transitional properties is strongly valued.
• Experience with rental property management and an understanding of property-level operating considerations is preferred.
• Strong negotiation, communication, and relationship-management skills, with the ability to engage effectively with borrowers, investors, legal professionals, vendors, and internal stakeholders.
• Excellent analytical, problem-solving, and decision-making capabilities, with the judgment to evaluate complex situations and recommend appropriate courses of action.
• Demonstrated ability to work independently with minimal supervision while managing multiple assets, deadlines, priorities, and competing demands.
• Strong attention to detail and the ability to produce accurate, comprehensive documentation and meet established reporting requirements.
• Proficiency with Microsoft 365 applications, Adobe tools, and commercial loan servicing platforms such as REALSynergy, Strategy, Enterprise, or comparable systems.
• Ability to remain effective under pressure, adapt to changing priorities, and maintain consistent service and compliance standards.
• Strong collaboration and teamwork skills when working across multiple departments and with external professionals.
• Availability for approximately 5%–25% travel as required.
• Successful completion of required background screening and any applicable client-specific or federal/state licensing requirements.
