Regional Manager - HUD

We're currently seeking an experienced Regional Manager to oversee a 9-property, 2,000+ unit portfolio based out of Baltimore, MD, with required site visits across Maryland, Virginia, and North Carolina.

This role is ideal for a hands-on, highly organized leader with strong affordable housing experience who can balance day-to-day operational execution with portfolio-level strategy. The portfolio is primarily HUD/Section 8 (with a small market-rate component), includes an underperforming anchor asset that requires weekly visits until stabilized, and involves managing communication across two different ownership groups with different reporting cadences.

Responsibilities

• Oversee operations and performance for a 9-property, 2,000+ unit portfolio across MD, VA, and NC
• Drive turnaround execution at an underperforming anchor asset, including frequent on-site presence and team coaching
• Ensure strong compliance and audit readiness across HUD/Section 8 sites (and any additional program layers)
• Lead, develop, and hold site teams accountable, including navigating difficult HR and staffing situations
• Manage owner communication, reporting, and expectations across multiple ownership groups with different levels of involvement

Qualifications

• Current or recent multi-site regional or portfolio leadership experience (beyond single-site community manager scope)
• Experience overseeing 500+ units across multiple properties, with comfort managing complexity across a larger book
• Strong HUD and/or Section 8 affordable housing background; LIHTC exposure is a plus
• Based in or near the Baltimore area with willingness to travel for required site visits, xhyhwjd including weekly visits to a challenging-location asset until stabilized and quarterly travel to North Carolina
• Highly organized, strong communicator, and comfortable operating in a demanding, fast-moving environment
