Regional Manager

Overview Avanath seeks a Regional Manager to oversee a significant real estate portfolio, driving excellence in property operations, resident experience, and team leadership across communities within the region. This role supports brand integrity, capital improvements strategies, and the acquisition/due diligence processes within Avanath’s management platform. Responsibilities Fiscal Accounting – Assist in developing and executing regional operating budgets; prepare and review monthly operating statements, variances to budget, and cash flow. Produce timely financial reports and align with Avanath operational protocol. Maximize portfolio efficiency and financial performance through strategic planning. Assist in regional rent collections and develop systems to achieve low delinquency. Oversee large capital projects and coordinate with multiple departments; submit subsidy vouchers where applicable. Visit each portfolio community 3–4 times per week; manage up to 10 sites and a diverse workforce. Direct and support site personnel, coach leaders, and make staffing decisions. Collaborate with back-office and corporate functions (compliance, finance, asset management, capital projects, HR). Assess team performance annually and identify development opportunities; drive higher performance with clear goals. Respond to team member concerns, maintenance issues, resident problems, security breaches, or emergencies as needed. Coordinate on-site operations including budget implementation, compliance, vendor relations, contractor oversight, and rent collections to ensure smooth property operations. Resident Relations & Customer Service – Maintain positive resident engagement regarding operations and community initiatives; refer residents to appropriate services and agencies as needed; implement systems to promptly acknowledge and address complaints. Adherence to PM Rules, Regulations, and Guidelines – Address housing violations and liability concerns promptly and transparently. Qualifications 5+ years in a community management role; 7+ years in multifamily experience preferred, with affordable housing experience preferred. Lease-up/new development experience where required. Intermediate Microsoft Office skills (Word, Excel, PowerPoint), familiarity with property management systems, internet, and email. Knowledge of LIHTC and Tax Credit/ Bond/conventional qualifications preferred as regional needs require. Frequent regional travel and occasional corporate/industry travel. Strong interpersonal, verbal, and written communication skills. Ability to interact effectively with residents, housing associations, executives, vendors, and investor contacts. Ability to multitask and work under time constraints. Key Accountabilities Operational Leadership – Lead site-level operations, budget implementation, compliance, vendor management, and rent collections; provide clear direction and staffing decisions. Team Development – Assess performance and identify development opportunities; coach and empower teams to achieve higher performance. Physical Demands & Working Conditions Essential staff with required adherence to safety and business protocols. Frequent sitting, walking, and repetitive computer use; reading, writing, calculations, and verbal communication. May work at elevated sites or on uneven ground; occasional bending, squatting, and lifting requirements may apply.
