Construction Project Manager

Project ManagerThe Project Manager works closely with the Site Supervisor to manage residential construction projects from inception through completion. This role oversees budgets, schedules, purchasing, and customer communication while ensuring projects are completed safely, on time, within budget, and to Chinburg's quality standards. The Project Manager serves as a key liaison between field operations, leadership, subcontractors, and homeowners.Essential Responsibilities:Project Planning & PreconstructionAssist the Preconstruction Manager during project startup, including permitting, budgeting, buyout, and scheduling.Provide input on project feasibility, costs, and construction planning.Assist with home siting when applicable.Budget & Financial ManagementMonitor project budgets and regularly report budget-to-actual performance to the President.Review, approve, and process invoices for accuracy and proper job cost allocation.Administer financial aspects of owner contracts, subcontracts, and purchase orders.Review and manage proposed change orders (PCOs) in coordination with the Customer Service team.Maintain accurate cost tracking and documentation throughout the project lifecycle.Scheduling & Field CoordinationCoordinate regularly with Site Supervisors to ensure efficient construction progress.Keep the President informed of schedules, milestones, and production status.Order materials and supplies and coordinate deliveries with the Site Supervisor.Lead and support field supervision, subcontractors, and vendors in meeting project schedules.Quality & Customer ExperienceWork closely with the Site Supervisor to ensure compliance with Chinburg's quality standards.Assist in preparing preliminary punch lists and coordinate timely completion.Provide regular project updates to homeowners.Represent Chinburg professionally with homeowners, architects, consultants, subcontractors, and vendors.Build and maintain strong relationships with clients and internal teams.Safety & ComplianceWork with the Site Supervisor to implement and enforce Chinburg's written safety program.Support jobsite safety compliance and best practices.Purchasing & DocumentationMaintain buy schedules and manage subcontract documentation.Review subcontractor qualifications and references.Manage project documentation including:Subcontracts and purchase ordersChange ordersShop drawingsDelivery schedulesProject correspondenceProject CloseoutCoordinate delivery of closeout documentation and homeowner manuals.Assist with subcontractor closeout, utility transfers, owner training, and punch list completion.Support final project turnover and documentation completion.Additional ResponsibilitiesPerform other duties as assigned to support project success.Knowledge, Skills, and AbilitiesExcellent written and verbal communication skillsStrong customer service and relationship management skillsAbility to manage multiple priorities in a fast-paced environmentHigh attention to detail with strong organizational skillsDemonstrated problem-solving and troubleshooting abilityAbility to work independently and collaborativelyProficient in multiple trades with an understanding of quality construction practicesAbility to remain calm and professional when resolving issuesMinimum of 4 years of construction management experience preferredOther RequirementsRegular and reliable attendance required.Ability to work respectfully with customers, vendors, coworkers, and the public.Compliance with all company policies and safety procedures.Valid driver's license with reliable transportation and acceptable driving record.Ability to complete all required training programs.Ability to review and comply with Chinburg's Code of Safety Practices.Essential Physical Demands:Sitting - Occasional, Climbing ladders - Frequent, Standing -Frequent, Working at heights/balancingFrequent, Walking - Frequent, Bending/twisting at waist - FrequentDriving/Forklift - Seldom, Kneeling/Squatting/Crouching - OccasionallyLifting <25# - Frequent, Crawling - Seldom, Reaching above shoulder - OccasionallyLifting >50# - Frequent, Repetitive hand/arm movement - FrequentCarrying <25# - Frequent, Handling/Grasping - OccasionallyCarrying 25-50# - Frequent, Fine finger manipulation - OccasionallyCarrying >50# - Frequent, Seeing - Constant, Pushing/Pulling -OccasionalHearing - Constant, Climbing stairs - Frequent, Talking - ConstantThe above statements are intended to describe the general nature and level of work performed.
