Community Manager - The Madison at City Place

Job Description Summary This role manages the day-to-day operations of an assigned property, overseeing the team members, daily activities, and resources to achieve budgeted financial and operational goals while ensuring compliance with Company policies and applicable housing laws. Job Responsibilities Provide input into property budget development by analyzing financial statements, marketing information, and operational reports. Meet targeted revenues by setting rent rates, ensuring timely receipt and posting of rent and fees, making bank deposits, and preparing monthly financial status reports. Approve vendor, contractor, and service invoices, reconcile work performed, verify certificates of insurance, code charges to appropriate account codes, and coordinate communication among vendor, accounting, and client/owner. Control expenditures to stay within the approved budget and manage the petty cash fund. Oversee lease enforcement, including approving applications, discounts, and renewals; conduct inspections, follow notice requirements, handle evictions, and collect late fees as permitted. Analyze market and economic trends to implement marketing and leasing strategies that achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, questions, and requests and ensuring maintenance staff address service requests promptly. Conduct regular property inspections and take actions to maintain safety, cleanliness, and overall appearance of the property, grounds, and amenities. Supervise property staff by interviewing, hiring, orienting, training, and managing performance in line with Company policies and values. Assist in managing client/owner relationships by meeting owners, conducting tours, providing updates, and responding to owner requests. Complete accounting, financial, administrative, and reporting duties as required. For California only: Manage lease process using the California Lease File Checklist to ensure compliance with state requirements. Basic Knowledge & Qualifications Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field. Minimum 4–6 years of relevant experience demonstrating property management, sales, marketing, customer service, financial record keeping, revenue growth, and team coordination. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, able to work independently and as a collaborative leader. Specialized Skills All required State and Local licenses or certifications. Valid driver’s license for golf cart operation and requirement for on‑site staff to possess a valid driver’s license. Proficiency in internet, word processing, spreadsheets, and database programs. Strong proficiency in property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, lead, evaluate, and manage a team including maintenance specialists. Travel / Physical Demands Work primarily in an office but frequent exposure to outside elements; must access all exterior and interior areas. Capability to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance. Routine local travel may be required for bank deposits, training, outreach events, or other job responsibilities. Salary Range $60,000 - $84,000 Additional Compensation Corporate positions may be eligible for quarterly or annual bonus based on performance. On‑site property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
