Leasing Professional - Fort Lee, NJ Area

Job Description This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Perform all sales and leasing activities: greet and qualify prospects, conduct tours, process applications, conduct credit screening and criminal background checks, prepare lease and move‑in package, and ensure a smooth move‑in and lease signing. Inspect apartments prior to move‑in, ensure rooms are move‑in ready, and schedule any needed maintenance. Stay informed on market and competitor conditions and develop and implement short‑ and long‑term marketing plans and goals. Design and execute marketing activities: resident referral and employer outreach, internet marketing tools (Craigslist, Facebook, email, and other websites), and other community‑specific programs. Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information. Ensure that show units meet the Company’s standards for show quality; inspect marketing corridor; communicate maintenance needs; merchandize and maintain a physically appealing show unit or model; prepare leasing office. Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, telephone calls or other contacts. Support lease renewal program: prepare renewal letters and packages; meet with renewing residents; ensure renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns, take prompt action to solve problems, and document/rescue requests to appropriate individuals. Required Licenses or Certifications All licenses and/or certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Travel may be required. Work flexible schedule, including calls during evenings, weekends, and holidays. Compensation Hourly range: $24.00 - $26.00. Additional Compensation: roles may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
