Property ManagerThe Property Manager oversees the smooth day-to-day operation of residential and commercial properties, ensuring they are well-maintained, financially sound, and fully compliant with all relevant regulations. This role manages budgets, rent collection, lease administration, and building maintenance while maintaining strong relationships with tenants. The Property Manager safeguards the value of the properties and works to ensure a high level of tenant satisfaction through proactive management and responsive service.ResponsibilitiesManage and oversee the operations, maintenance, administration, and improvement of residential and commercial properties.Plan, prepare, and manage property budgets, including forecasting financial requirements, scheduling expenditures, and preparing annual budgets.Collect rent, pay property-related bills, and ensure all financial obligations are met in a timely and accurate manner.Analyze budget variances and financial performance, and initiate corrective actions to achieve financial objectives.Maintain properties by investigating and resolving tenant complaints promptly and professionally.Enforce rules of occupancy and property policies to ensure a safe, respectful, and compliant living and working environment.Inspect vacant units, coordinate and supervise repairs, and ensure units are ready for occupancy in a timely manner.Secure properties by contracting with security patrol services, installing and maintaining security devices, and establishing and enforcing precautionary policies and procedures.Respond to emergencies and urgent issues related to property safety, security, and operations.Facilitate the leasing process, including marketing available space, preparing lease agreements, and negotiating lease terms.Administer leases accurately and efficiently, ensuring proper documentation and adherence to lease conditions.Comply with federal, state, and local legal requirements by enforcing adherence to regulations and advising management on necessary actions or changes.Maintain building systems by contracting with maintenance and service providers and supervising repair and maintenance work.Collaborate with internal teams and external partners to support building operations, asset management, and corporate financial reporting.Provide excellent customer service to tenants, addressing inquiries and concerns with professionalism and clear communication.Utilize property management and accounting software to support financial reporting, account reconciliation, and overall property administration.Support landlord-tenant relations by fostering positive, professional relationships and resolving issues in a fair and timely manner.Prepare and present reports related to property performance, financial results, and operational status as needed.Essential Skills3–4 years of experience in real estate property management or a similar role managing residential or commercial properties.Strong understanding of the real estate market and property management practices.Proficiency in financial analysis, including budgeting, forecasting, and variance analysis.Knowledge of property tax concepts and their impact on property financial performance.Experience with month-end closing processes and account reconciliation.Ability to prepare accurate and timely financial reports related to property operations.Working knowledge of ledgers and accounting software used in property management.Experience in asset management within a property or real estate context.Excellent attention to detail and accuracy in financial and administrative work.Strong organizational skills with the ability to manage multiple properties, tasks, and deadlines.Excellent verbal and written communication skills for interacting with tenants, vendors, and internal stakeholders.Experience with commercial property and property administration.Experience in leasing and landlord-tenant relations.Customer service skills with a focus on responsiveness and tenant satisfaction.Ability to provide collaborative leadership and work effectively with cross-functional teams.Proficiency in property management software such as MRI Property Management Software or similar tools.Proficiency with Microsoft Office applications, particularly Excel, Word, PowerPoint, and Outlook.Additional Skills & QualificationsBachelor's degree in business administration, real estate, or a related field is preferred.Experience with building operations and coordination of maintenance services.Familiarity with corporate financial reporting in a property or real estate environment.Experience using Yardi or similar property management systems is an advantage.Background in administrative support related to property management activities.Demonstrated ability to interpret and apply federal, state, and local legal requirements related to property management.Proven ability to establish and enforce precautionary policies and procedures for property security and safety.Work EnvironmentThis role operates in a dynamic property management environment that covers both residential and commercial buildings. The Property Manager works closely with tenants, maintenance providers, security services, and internal teams, balancing time between office-based administrative tasks and on-site property inspections. The position involves regular use of property management software such as MRI and Yardi, as well as Microsoft Office applications including Excel, Word, PowerPoint, and Outlook. The work requires responsiveness to tenant needs and operational issues, including occasional handling of urgent matters or emergencies. The environment emphasizes professional communication, strong customer service, and collaborative teamwork to maintain well-run, safe, and financially sound properties.Job Type & LocationThis is a Contract position based out of El Segundo, CA.Pay and BenefitsThe pay range for this position is $35.00 - $36.00/hr.
